It shows a total of 89,125 square metres, with 29,881 square metres of residential and 353 units.

OK, So I guess BA2 is still proposed as a mixed use residential/office building then.

The figures in the table are confusing, shouldn't "Total" GFA (Gross Floor Area?) = "Non-Residential" + "Residential"? in the case of BA2, "Total" and "Non-Residential" are both listed as 89,125 square metres. For some of the developments listed the numbers add up as expected, for others the total is equal to either the residential, or the non-residential value.

PS. 89,125 square metres = 959,333.52 square feet, almost the same floor area as BA1

Looks like BA2 actually gained 2 floors as it was listed as 43 floors previously.

As for the four Seasons site, 48 and 58 on a 3 floor podium I assume is not included in the # makes it 51 and 61 floors in height.
 
If this comes to pass, these two buildings will probably be the second- or third-tallest building, and fourth-tallest building on Bloor Avenue (that we know of, at least).

Recent residential talls in the neighbourhood run from 10.2 to 12.5 feet per storey -- call it 10 to 12 feet per storey. The taller building is therefore probably going to be around 580 to 696 feet for 58 floors (or 610 to 732 feet for 61 storeys) compared to around 686 feet for the new Four Seasons.

The shorter of the two buildings would be in the range 480 to 576 feet at 48 storeys (or 510 to 612 feet at 51 storeys), probably beating the current #1 Manulife Centre at 545 feet.

This is assuming that the City does not chop off a dozen storeys.

This is very exciting news. A two tower development rising up behind that church lot could look very great at this corner, especially at this (potential) height. Seeing the current Four Seasons building gone is also a very exciting proposition.

Actually, from a modern-heritage standpoint, I *would* be concerned about the Valley Woods proposal, if it involves ripping down a bunch of that award-winning 60s Klein & Sears housing...

As for 4Seasons, I'd imagine it'd be recladding/addition...
 
The Four Seasons site, I assume, does not include the L-shaped building hugging the Church of the Redeemer?
