Selling House - how many days before taking offers?

Hey everyone,

I'm listing my house just below the selling prices in my neigbourhood. Any thoughts on the number of days before taking offers?

everytime I've sold a property I've waited about 7 days, list on monday take offers the following monday, with open houses on the weekend. I've sold 3 properties like that and all have gone for over asking. The last one went waaaaay over asking by about 70K. some say it unethical, but it's your money and the point is to get as much as possible. That being said I've also been on the other side of the table and bidding wars SUCK!

Good advice from paraone. The most logical reason to list deliberately low for your neighbourhood is to create a bidding war and get the price above asking. To achieve this it makes sense to allow a few days for showings, including a weekend, before accepting offers.
