Pemberton's previous project, Papillion Place, already robbed the Central Erin Mills node of what little potential it had for becoming urban. So more crap makes no difference. Oh well, at least there isn't a huge setback from the street this time - that was what annoyed me most about Papillion Place. The website for this onr talks about "urban community" and "downtown vibe." That's encouraging, right?

More stand alone in the park development with no street connection.

As for 8 storey buildings, unless they are continuous for the full length of the block with street activity, they are as bad as stand alone park buildings. 8 storey should not be the max height.

^Yes! Precisely what I mean. Divide the lots into smaller 8s buildings with a continuous streetwall. The architecture can be modern and interesting without resorting to historicist nonsense like you see in Downtown Markham.

Actually, 8s may be too tall. Perhaps 4s max stick build with concrete CRU & (at grade level) parking 'round the back off an alley system. 4s works great for adding intense vibrancy to most of Montreal, streets like Queen West, College etc so why not along Burnhamthorpe, Eglinton, Bloor, Dundas, etc? 4s for the next 60 years; then they redevelop it to 10s and etc. Sound familiar?

Burnhamthorpe, Dundas, Eglinton, etc. are much wider than Queen West, College, etc. Streetwall needs to be taller for a wider street. 6-8 storeys would make more sense.

If this were MCC, you'd be right, but given the area, there's nothing wrong with a tower-in-the-park setting here. Not everyone
wants to live in a dense urban setting.
