This is currently the largest warehouse project in the area of north Cambridge commonly known as the "East Side Lands" most properties in the East Side Lands have been bought up by developers or investors so very little is left for grabs at this point. This complex comprises almost the entire block bound by Allendale Rd, Intermarket Rd, Middle Block Rd and Fountain St, with only the North East corner of the block not owned by Triovest. The South East corner of the complex contains existing residential and the center of the property has a large wetland within it.

To the south of this complex there is more large scale warehouse buildings complete and actively being built along Allendale Rd and Intermarket Rd, further to the south along Boychuk Dr there is more office based uses such as engineering firms offices. To the north of the complex Madison Group has a large residential development approved for construction, they were doing some preliminary site works this summer.

The East Side Lands in general is designed to contain a combination of residential and industrial uses throughout it, much of the industrial is around the existing Toyota plant (this included) with much of the residential uses being built closer to Breslau which is already expanding substantial. Madison Group also has a large site in Breslau (Madwest) that was undergoing site grading this summer. However with how large the East Side Lands are it will take decades to fully develop everything within it.

One thing of note is based on ROPA 6 there will be no large manufacturing/industrial uses on the site:

2.H.2.4. "Employment uses that can be accommodated in un-serviced (“dry”) employment areas and/or are major trip generators will be discouraged from locating within the East Side Lands Employment Area. Any proposals to establish such land uses will require the submission of supporting studies demonstrating that the proposed use:
(a) will not negatively impact the planned function of the Regional Road and Provincial Highway network, taking into consideration all vacant and/or underutilized land within the Urban Area and the Countryside; and,
(b) will not compromise comprehensive planning for future development of the lands consistent with the goals and objectives of this Plan"

This is important to note especially because many people believe that the entire "Wilmot Mega Site" debacle could be accommodated in the East Side Lands but the Lands are designed for uses such as the iPort complex and residential.

This complex when fully complete will contain a total of 13 warehouse buildings, comprising just under 4 million square feet of space. The first 4 warehouse buildings are already complete and are currently being leased and comprise just over 1 million square feet together.
