Corktown District Phase 2 (Streetcar, 8s, Quadrangle)

I am loving this revision, what a great looking building. I can't wait to see all this development going up in my 'hood.
 
The site looks neglected and abandoned with litter... but they are still advertising in the Condo Guide

How encouraging to see what a second - and better - set of eyes hath wrought with this design. Hooray for a collegial design review process that harnesses their talents, on our behalf.

The City of Toronto's website shows an active building permit submission / review for all 3 buildings in Phase 1. Permits have only been issued to demolish the former buildings at 569 King and 52 Sumach.

Another one fallen off the radar. I have photos of this project, but I have it listed as 510 King St W. There is another name for it, but escape me at this time.

I have a couple of questions about this project, maybe someone can help:
1. The Sumach building ended up smaller than the plan renderings -- is the same happening for this building?
2. Are the remaining units being sold by the builder or is a realtor handling the building?
3. Based on the previous performance of Streetcar, how accurate is their November 2011 move-in estimate?

1. No. This building is going up the full 8 floors as planned. Sumach was reduced due to neighbourhood concerns
3. Not at all accurate. I bought in Phase I and had our move-in date changed numerous times. It changed 3 times within 30 days of occupancy.
 
Thank you - I looked further into their projects and found that there is a big difference in construction materials in the new Phase 2 corktown project - more concrete exteriors. Does anyone have any serious concerns about the construction quality of their past projects? I am thinking of problems with leaks, level of detail on finishing, etc. Also, since Phase 2 has 180 units, this would be their largest and most ambitious project to date. Does anyone have a sense of whether some of their projects are of higher build quality than others?
 
When I shot this project, I also shot the other 3, with both Kings St projects in need of completion.

565 King St is the worse of the lot as it is missing ceiling finish on all floors. 549 needs a power wash of the brick work.

The list of things to be finish on both King projects is long.

The retail area for 549 has been lease 100% by Infiniti Service department of all things.
