What are your thoughts on this floor plan?

What about the elevators right next to the unit?

What about the price - $582 per square foot or $612 with parking.

Since it's on the 9th floor facing east, it will definitely clear the second cup building and everthing else up to Jarvis Street.

you may/may not hear anything being next to the elevators depending on how well insulated the walls are and how thick the concrete will be around the elevator shafts, but being on a higher floor helps limit the amount of traffic passing by.

if i had the option, i would have the bedroom with direct window access so flip the orientations for the bedroom and den.

I don't think being next to an elevator would be an issue with new construction these days.
Plus there's a bathroom that will insulate any noise to the bedroom.

If you don't get overnight guests often and don't need a separate room, I would get rid of the 2nd bedroom to create a large square-shaped living area. You could always add the wall back in when you decide to sell.
