at $1500 a sq foot for the Terrace Units -- they are going for top $$ -- love it, not every Luxury Condo buyer wants to live at a Hotel.

Whoa, those units are really bad. I didn't pay much attention to those units as they are the north & east facing units with no views (will be facing another building across the street). Even though they are large units the layout makes the rooms really small -- you can't get any smaller kitchens. Don't know where all the square footage went to.
At $700,000 to $850,000 for those less desirable "Urban Collection", it makes Pier 27 look like a steal. Actually I think the prices at Pier 27 are a great value compared to other condos in the city if you don't mind having another condo building directly in front of you. At least the units there have 10' ceilings, nice features and finishes, beautiful amenities, a sliver of a lake view, and most come with a parking spot -- maintenance fees are on the high side though.
There are much better units in the building for both the lakeside units and the "urban" units, but it's odd that Tridel decided to put some of these poorly designed ones on their website unless they are trying to push those slow-selling units.
Agreed on the Urban layouts, this is why these are the only units left (out of 173) from the pre-launch. As for Pier 27, I recently went to visit this building for comparison and was very disappointed. It felt like they just stuffed as many buildings in this space as possible, with 2 still on the way...... The street presence is depressing and feels isolating with the waterfront path cut-off with a bomb wall, no ground level retail, interiors are horrible, dated finishes and the lobby says the opposite of "luxury". The 10' ceilings are impressive but you also have that at Aquabella, floors 7-12.
there were quite a few 3 bedroom layouts but they were already sold. I think the building is quite impressive and the strongest of the three to-date by Tridel. As mentioned, the layouts on the site are the leftovers out of the 173 units and there is clearly a reason whyThe Lakeside & Terrace Collection aren't any better IMO.
With 1241 to 2861 Square Ft and priced from $1,240,000 to $4,300,000+, it's pathetic that the units are only 2 bedrooms + mostly windowless den with 2-2.5 bathrooms.
With that amount of square footage, they should have been able to provide a windowed 3rd bedroom (with 3 bathrooms) that a buyer has the option to use as they choose - bedroom/den/library, etc.
At least they have usable kitchens with good amount of countertop and storage.
