^^Not a bad layout if sliding frosted glass walls can be added to separate the bed from the kitchen (and its cooking vapors). I'm allergic to studio plans that rely on convertible furniture/murphy beds.
 
It's sad these days where practicality, comfort and function are sacrificed over squeezing an extra rooms -- it's more desirable for renting it out to students or young people in a roommate situation, not a unit to be bought by an end user.
I'm surprised that the 6th floor terrace level are all tiny units (345-600 sq.ft.) where the units are almost the same size as the terraces, but I'd guess when you are on Yonge you want to be far above the street as possible, however the balcony depths also taper the higher up you go.

This is an investor condo...as are most condos going up right now. I really think we'll come to regret allowing all of these shoebox condos built for a quick buck.
