A low rise self storage building would be nothing remarkable normally, but this one, this one is a special kind of special. Smart Centres proposes an Official Plan Amendment to permit warehouses in district retail, it claims this is intensification. The Planning Justification makes sure to make extensive note of how walkable the area is, and how excellent transit access is. It is with 200 metres of Zum, Brampton's Priority Bus System, the line has 8 minute service in peak periods, 10 minute service midday, and 15 minutes or better all day, every day, except Sunday evenings. It is also within 800 metres of a GO Station, and the applicant frequently refers to proximity to BRT and a GO Station as reasons to allow it. The site is currently an awkward section of a strip mall that sticks out, and is currently a parking lot with a standalone ATM.

The site is adjacent to a three storey office building, a two store commercial building with a Shoppers ground floor, and an office on the second floor, to the far north of the plaza is a set of 2 & 3 storey townhouses. To me the height and massing make sense, and developing a parking lot is good, yet, a four storey 100% self storage building leaves a bad taste in my mouth, how many jobs per hectare would this even provide?
