This one was approved at City Council today! A few questionable tweaks to the final approval post-NYCC, but overall a win. Curious to see how this one plays out…

    Toronto 128 Hazelton Avenue | 37.9m | 9s | Mizrahi Developments | AUDAX

Does anyone know if this project has actually occupied yet, or is it just sitting vacant? If they’d occupied… the purchasers may be stuck in ‘interim occupancy purgatory’ right now without Mizrahi being able to register the building with all these Liens. Very unfortunate.

Very interesting - this seems to be a constant theme among residential and commercial asset classes as sellers continue to hold firm on pricing.. it's only a matter of time before one break and the floor gates open. One cation as it relates to the Office graph above however, the incentives and...

    Toronto Mirvish Village (Honest Ed's Redevelopment) | 85.04m | 26s | Westbank | Henriquez Partners

Agreed. However, I would argue this is an ambitious/daring project given the scale of it due to the fact that this project is 100% rental AND a significant portion of heavily discounted affordable units. The amount of equity required for this project would be so significant, even with the RCFI...

Absolutely - there are several things that could ultimately contribute to the unfortunate failure of a project. I was more so speaking broadly, when you're making those decisions to design a "cool" building, there is added risk for schedule and cost implications, and when you layer in added...

We all hate to admit it, but you’ve answered your own question - the added cost and schedule risk of “cool” projects is a killer.

Can't tell if you are trying to be sarcastic on this one lol - having a street bisect the site would create much more space devoted to cars! I think the large POPS space is a big improvement from the previous application by removing the road and creating more of a pedestrian-focused central space.
