    Toronto Ontario Line: Riverside-Leslieville Station | ?m | ?s | Metrolinx | HDR

You’re totally right. Ford Part 1 cost the City billions by pushing to bury the whole thing, and although I’m still not convinced burying the Leslieville part of the Ontario line is strictly necessary, it definitely would have been a better use of funds. If it wasn’t for Karen Stintz the whole...

    Toronto Ontario Line: Riverside-Leslieville Station | ?m | ?s | Metrolinx | HDR

I understand people got attached to those trees, but suggesting that it is appropriate for the government to spend hundreds of millions more to bury the line… when the entire region is desperately underserved by transit… to save a handful of trees in a very wealthy area… I don’t know how you can...

    Toronto 1795 Danforth Avenue | 22.55m | 7s | CS&P

They refiled plans and reports in Feb 2019, nothing since then. 6 parking spaces for 16 units, didn’t comply perfectly with the mid-rise guidelines... sadly I think it is a safe bet this good little project was ground up in the gears of City of Toronto Planning.

    Toronto 265 Balliol | 91.43m | 27s | Park Property | BDP Quadrangle

Pushed the tower 3m to the west (so 27m west separation and 23m East tower separation, neither of which comply with the 30m requirement in Apt Neighbourhoods under the Tall Building Guidelines, although the small 690sm floorplate should allow for some flexibility on the separation) and took off...

    Toronto Elektra Condos | 133.5m | 42s | Menkes | Giannone Petricone

I cannot believe Planning thinks that building deserves facade retention... except they aren’t thinking, they are just looking at anything pre-1970 and saying it has to stay.

    Rail Deck Park (?, ?, ?)

Does anyone have a PDF of the latest LPAT decision they can share? It isn't posted on their website yet. Thanks in advance.

Toronto Minto Yorkville Park Condos | 75.89m | 25s | Minto Group | IBI Group

The site plan control section of the City of Toronto Act gives the City the power to review drawings showing "matters relating to exterior design, including without limitation the character, scale, appearance and design features of buildings, and their sustainable design, but only to the extent...

    Toronto 1540 Bloor West | 91.9m | 27s | Trinity Group | IBI Group

I think they are just trying to reduce the pedestrian congestion at what can already be a very busy corner. Good on them. Those few extra feet will make a big difference. Besides, the City probably asked for it.

    Toronto 1795 Danforth Avenue | 22.55m | 7s | CS&P

I think this is terriffic, although for 16 units I have no idea how it could be financially feasible given the costs they will incur during rezoning and the inevitable fight with the community (for something that is permitted as-of-right under the City approved Danforth OPA, under appeal at the...

    Toronto No7 Rosedale | 16.76m | 4s | Platinum Vista | Hariri Pontarini

I am very impressed that Community and Heritage planning were courageous and open-minded enough to approve this proposal, particularly in this neighbourhood and given the level of attention from the community. This is a big win for sensible planning in Toronto.

If there was any life in this site I think the recent Council approval for turning the Green P into a park has snuffed it out: http://www.joecressy.com/new_park_coming_to_the_king_spadina_neighbourhood

"While Planning staff is satisfied that the proposal meets some of the criteria for new development within Neighbourhoods... HPS staff have determined the proposal is not in keeping with the intent of the Official Plan as it relates to Heritage policies, and does not meet the South Rosedale HCD...

Doubtful. The OMB turned down 214-218 Keewatin and 49-51 Lawrence. Both were closer to subways, and were stacks as opposed to true apartments. If it weren't for the heritage demo refusal they might have had a hope at a positive planning staff report - now I would say this application is dead as...

    Toronto Lawrence Parktown Residences | 35.22m | 9s | Lawrence Parktown Residences | Bortolotto

I'd also note that Bill 139 says that municipalities may include policies that identify the area surrounding and including an existing or planned higher order transit station or stop as a protected major transit station area. They aren't required to. So they could try to leave Yonge-Lawrence as...

    Toronto Lawrence Parktown Residences | 35.22m | 9s | Lawrence Parktown Residences | Bortolotto

The proposed reforms include the ability to designate areas around transit stations, where minimum density requirements can be implemented and will not be appealable. If Council have any backbone they will designate the area around Lawrence station. That townhouses a 2 minute walk from a...

    Toronto Spadina Adelaide Square | 185.1m | 58s | Fengate | Arcadis

They won't support the height, and they definitely won't support the 5.5m rear setback or the 0m setbacks from Adelaide and Charlotte. This is already a tiny floorplate, I don't think they can shrink it any further and have it stand up. Will be interesting to see what comes out of mediation.

Apartments on Cummings (13 Cummings St., Duffy & Assoc., 3s)

Anybody know what's going on with this project? Looks like construction has stalled.

    Baby, we got a bubble!?

Excuse the [...] but wanted shorten the quote. The problem with this is that rising property prices, at a certain point, lead to residents being forced to live far from where they work, which is the precise opposite of current planning policy calling for complete communities, and people living...

    Baby, we got a bubble!?

I think there will be a significant increase in all forms of townhome construction. This will be the next step for those who spent their 20's / 30's in King West / Liberty but and choose to stay in the City and raise kids. There will continue to be NIMBY outcries (i.e. Keewatin Avenue)...
