    Baby, we got a bubble!?

^^^^ A few points: Current 1 bedroom average rent is $1600 in downtown (without parking). Assumes absolutely no vacancy: Assumes no expenditures. Does not allow for maintenance e.g. just painting the suite in between rentals..OK on the first but not therreafter. Also, while over time property...

    Baby, we got a bubble!?

I just can't see how it will be better. That said, in Germany now the 10 year Bund (German Bond)is -ve. It was oversubscribed for people to be returned less than they put up. The reason....people are betting with QE in Europe the bonds will go even more negative and they can sell these at a...

So many renters breaking their rental agreement and leaving early.

^^^^ ahhh, the joys of being a landlord and of being a tenant. If people would just treat each other with a bit of respect and try and put themselves in the opposing persons shoes, it would be clear what is reasonable. However, some landlords are really nasty. Some tenants just feel they...

So many renters breaking their rental agreement and leaving early.

^^^^ Thank you for clarifying this. Great and clear post. Personally when tenants have left early, we have always worked out something together. The reality is even if one gets judgement, collecting it can be a whole other issue. Best to approach and try and Agree to something in my view.

So many renters breaking their rental agreement and leaving early.

I am not a lawyer so this may not be correct but I believe the law is one has a duty to mitigate the loss. So if one leaves early or never starts the lease and has signed a contract, a reasonable landlord must allow a sublet or mitigate his loss. That said, the sublet tenant must be reasonable...

King West Life in Liberty Village (Plazacorp) - Real Estate -

You may be right about young people. I grew up with 8 foot ceilings. If young people are being priced out of the market at present....something has to give. 9 foot ceilings are nice. 10 feet even nicer. Especially when you are talking about 500 sq.ft. But again if interest rates go up....what...

King West Life in Liberty Village (Plazacorp) - Real Estate -

The problem with KWL is there are too many dogs/cats and people do not take care of it. The light coloured carpets in the common areas was a mistake. I was referring to the suite itself and I stand by my assertion. The workmanship is actually very good. Perhaps my relative was lucky. However...

Living Shangri-La Condos (Westbank, Peterson Group) - Real Estate -

10+ years is plenty of time. That makes perfect sense. What I notice is that some think in terms of less than 5 years and unless one has a lot of price appreciation, that is just not wise. Being in R/E at least you avoid 1 side of the commission which helps. Working hard is...

King West Life in Liberty Village (Plazacorp) - Real Estate -

a family member has a west face unit in 85 East Liberty. There are 8 foot ceilings on that floor. The condo is very bright, well laid out and frankly in terms of quality was extremely well built with very little in the way of concerns on the PDI...virtually all taken care of in the week...

Living Shangri-La Condos (Westbank, Peterson Group) - Real Estate -

I agree that corner units are a nice feature for sure. Also, with the building going on on Adelaide and Richmond, the West view will deteriorate unless on a very high floor. If you are looking at 10+ years, are you sure that a 1 bedroom will be adequate for that time frame? I am assuming you...

My suspicion is that you will not geta $795K deal unless someone is really pressed. That was almost certainly a distress sale. I think that the people who are still holding on will now hold on longer. I agree the view to the NE is interesting and alive. However, unless I was going to keep...

Living Shangri-La Condos (Westbank, Peterson Group) - Real Estate -

Right now there is a relatively good price on 1903 asking $950K. Probably could be bought cheaper and that is a 1 bedroom/den with the balcony. The den I would think would add more value than the living space in the living room/dining room but it depends on one's needs. However, later on for...

    Baby, we got a bubble!?

I agree that tenancy is a 2 way street. As a small landlord, I am very attentive to my few tenants needs. I do my level best to get any issues resolved and quickly. I also take good care of my property and maintain them in good order. I try and screen my tenants carefully. I speak to previous...

Living Shangri-La Condos (Westbank, Peterson Group) - Real Estate -

I agree. In fact, I originally reserved the 2 bedroom/den on a high 20's floor. I like the view lower down there as you get the sense of everything but ended up deciding on a 1 bedroom/den West because my spouse likes sun and was worried would not get it with NE face. The great thing is the...

Living Shangri-La Condos (Westbank, Peterson Group) - Real Estate -

I don't have a floor plan but from floor 20 and up the NE corners were 2 bedroom/dens. I believe they made a rather large 1 bedroom with the same Living Room/Dining Room and kitchen as the 2 bedroom den 06 units but there is 1 and 1/2 bathrooms and 1 bedroom if I recall correctly. The 18 and...

    Baby, we got a bubble!?

I think a lot of boomers who have been in their homes for many years are just comfortable there. Some even like to pitter patter around the "big space". I know of 2 people both now late 80's: 1 who sold their home when they were 73...moved to a condo and said it was the happiest day of their...
