231-237 College Condos (Shiu Pong) - Real Estate -

Appreciate and many thanks for the floorplans HelloToday. It isn't too too bad... a little pricier than what I would have liked, but the floorplans themselves aren't bad at all. A lot of good use of space; but it is really small though - a den at 5' x 5' 6" ? man - that's just a walk in closet...

L Tower Condos (Cityzen, Castlepoint Realty, Fernbrook Homes) - Real Estate -

You will get something from the builder usually when you get the interim closing/occupancy and may hear from your lawyer about the balances, rent, etc... not sure what that value is -yet-. This is monthly and usually they want post dated cheques of the same amount - so no, you can't reduce the...

L Tower Condos (Cityzen, Castlepoint Realty, Fernbrook Homes) - Real Estate -

that happens everywhere. even in buildings that are occupied during interim occupancy - people, contractors, you name it, take things that shouldn't be theirs. That's why there's a security guard, but they can only do so much.

    Baby, we got a bubble!?

That's because nobody reads anything and they didn't cap anything... what a shame... as for the banks - any idea why they wouldn't let it be added to the mortgage?

    Toronto Ïce Condominiums at York Centre | 234.07m | 67s | Lanterra | a—A

Thanks for the pics kram74. The hallways seem very narrow... even the elevator area... if you think about it, the hallway for the elevator area is just the width of the the electrical panel's access doors. Will be interesting to check out.

Emerald Park Condos (Bazis International, Plaza, Metropia) - Real Estate

Thanks for the pictures Sunnyray.... especially with the presales illustrations... what a comparison. I guess it's always important to remember the end results aren't going to be the same. There is certainly a difference between the both, but we all know the APS always talks about substitutions...

    Baby, we got a bubble!?

I think the fact that there's so many units available, there's just a lot of competition and may itself bring down the rent. The real question is whether or not there's really that much demand for rentals given the inventory? Personally, I'd wouldn't rent in the newer (closet) places because...

X2 Condos (Great Gulf Homes/Lifetime Developments) - Real Estate -

Correct me if I'm wrong - but I think it just designates it as both a bike unit as well as locker unit. For the most part, I would use the locker to store a bike anyways unless you have a separate bike unit as well. If there are requirements to have x# of bike units, this might mean that it...

    Paying an illegal damage deposit

Except it's so much harder to get into... you need a lot of money for commercial as I don't think any banks will lend you the cash to rent a place out. Also much more riskier if you don't get a good area.

    Paying an illegal damage deposit

On that note, any suggestions on screening tenants? or should I create a new thread?

    Paying an illegal damage deposit

I would also put it in writing that they received the deposit back.. so you don't get screwed on that note in case they dispute it in court later on.

Harbour Plaza Residences (Menkes) - Real Estate -

Dang. Living downtown is expensive... and just to live in a cube at best too! 800$/sq feet is about right... I was interested in Aura a while back and at the 66th floor, it was 788$/sq ft.

Harbour Plaza Residences (Menkes) - Real Estate -

I think it's about the right price... given that it's so high up there... if you peg costs between different buildings (to normalize it to a fixed floor) it's still around the 600+ sq ft range. So it depends on other factors amenities etc to differentiate it. Does it include parking? How...

Isn't Hot Water a requirement? According to TORONTO MUNICIPAL CODE CHAPTER 629, PROPERTY STANDARDS, § 629-37. Plumbing; water and sanitary facilities, sec B. found here: http://www.toronto.ca/legdocs/municode/1184_629.pdf "Every dwelling unit shall have an adequate supply of potable and...

Waterlink at Pier 27 (Fernbrook Homes, Cityzen) - Real Estate -

23 listings on MLS... sorted by price low to high... first hit: 1 br - $485K, man, that seems expensive.. + 500$ monthly maintenance ... I'm guessing that maybe the reason why??? but maybe that's the standard for 10 feet ceilings..

Infinity Condos (Conservatory Group) - Real Estate -

I would imagine it would be at the same time as Infinity4 closes because they share the common elements - pool etc... but that's my guess..

Emerald City Condos (ELAD Canada) - Real Estate -

every resident has a monthly limit on the number of passes they are issued... this way, you can't be one resident hoarding all the parking spots / having a second car / having too many visitors, etc.. I forgot, but I think it's like 50-60 passes.. these are night passes.. and dont' affect the...

    Baby, we got a bubble!?

I've been following this tread for a while now... what I've been seeing is that House Prices Increase, increase, increase... My Wage... Flat, but pegged to CPI... Decrease, decrease, decrease... how does this make sense? Where's the money coming from? Is it just another case of the richer, get...
