    That is unbelievably dense! I have no problem with a 45 story tower, but an FSI of 20 is just ridiculous. Can anyone name a development that has gone up in the city in the last 10 years with an FSI over 10 even?

    It's hard to judge density based on height, FSI is a much better tool - and I suspect the FSI (floor space index - gross floor area/site area) for this proposal is far above M5V or festival tower simply due to the small size of the property. Does anyone know what the FSI is for this proposal?

    It may have to do with the difference in slab to slab heights between office and residential. 10 storeys of office is pretty much 15 storeys residential, so although it only has 45 storeys, its equivalent to a 50 storey all residential building.
