Condo Boards & Reserve Funds: Perils Lurk in Older Condos

Your property management company's district manager may also be a good source of information. Your board should also buy a copy of Nathan's Company Minutes, 10th edition. It is expensive, about $160 including shipping and taxes but you only need one copy. It tells you how you need to run your...

Condo Boards & Reserve Funds: Perils Lurk in Older Condos

The root problem is that the Condo Act is self-policing. So if there is a dispute between the board and an owner, the lawyers are called in. There are owners who are hit with $40,000 to $73,000 legal bills from the condo's law firm on top of their own legal fees when they lose a court case...

Condo Boards & Reserve Funds: Perils Lurk in Older Condos

There is some very good information on this thread about distressed condos. The original article is as relevant today as it was six years ago. Just the number of known distressed condos have increased. We will have to see if the proposed changes to the Condo Act will help condo owners.

    Noisy Condo Tenants

The three large Tridel buildings on Viking are across the street from the Kipling subway and bus terminal. They have noise problems until 1:00 am. The also have a railway line running just to the south of the subway line. Only a problem if you live on the south side.

It looks like the Deca is on hold. The south-tower sales office should/may open soon. The Deca may be started next spring as a ten story retail and office building. Everything on this site looks like it is a maybe.

I tried to upload photos showing wall construction but this site will not upload them.

    Noisy Condo Tenants

I am talking here about the walls between different bachelor and one bedroom units. The first thing that gets built is a wall made from 4 inch thick steel suds with one piece of drywall on each side. The space is filled with pink insulation. Then a second 3 inch stud wall is built snug up...

    Noisy Condo Tenants

Your must be talking lower-end construction. Minimum code. The double drywall is for fire code. Yes, I have seen the triple stud walls that I am talking about. That is what is being installed in the condo building where I presently work and the contractors assure me this standard for them...

    Noisy Condo Tenants

New condo construction uses drywall instead of concrete between the units because the units now are very small. But this is how the walls between the units, at least in the better buildings are made. A 4" thin wall steel stud wall is built. This wall has 5/8" drywall on each side and it is...

    Noisy Condo Tenants

A lot of condos (both townhouses and towers) in Ford country, in a horseshoe running from south Etobicoke up to Steeles and over to Agincourt and down Scarborough heading towards the lake are in real bad shape. One way you can tell by the asking prices. There are units in a couple of buildings...

    Maintenance Fees Questions?

It all depends on the declaration. The developers now want to sell units as "investments" as small-time landlords, speculators and flippers are a bigger portion of the market than owner-residents.

    Maintenance Fees Questions?

The minimum lease of six months has been upheld by the courts and the short-term rentals stopped in most condos. You need a clause in the declaration saying single-family use only. However, anyone buying in the new buildings must be very careful. Tridel for one has changed the declarations so...

    Maintenance Fees Questions?

That is a nice rule but it is not enforceable. It is the same with the "No Dogs Allowed" rules that boards adopt. The condo would lose in court if an owner would fight it. We have eight rentals to single families. That is in our declaration an it is enforceable. The board urges those owners to...

    Noisy Condo Tenants

Nice to know that there are other gems out there. I thought that we were a rare bird. There is one unit for sale now. 1200 square feet, two bedrooms and a den for just under $300K. A 40 minute TTC trip south of us will give to a 350 square foot bachelor for that price. Interesting that you...

    Maintenance Fees Questions?

Balcony repairs are scarey Your building and mine sound alike with a couple of differences. We don't pay for security as we do not have any theft or vandalism problems. It is a small building so everyone looks out for these things. We look old on the outside but people are very impressed...

    Noisy Condo Tenants

Noise rules I am a real believer in older condos that were built for owners to live in them rather than the newer shoe-boxes that are designed to be rented. My board has a lot of rules concerning noise. They include: No moving in or out after 5:00 pm and never on a weekend or holiday. No...

    Condo Fees vs. Home Ownership

Urban; Use an experienced real estate agent to represent you as a Buyer's Agent. A good one, that knows and works in the area where you want to buy is very important. Besides the condo fees, you may have to pay your own electrical bill. On top of that, the newer condos hit you with an air...

    Noisy Condo Tenants

Here is a situation where a condo owner sued her corporation for $40,000 plus her $20,000 in legal costs and won. http://www.condomadness.info/court_cases.html#Dyke It helped that she was a lawyer who could afford to hire an experienced condo lawyer and that her board was really dumb. I have...

Yes. That white sign is still there but it has been covered over with a piece of white painted plywood. If you look closely, you will see it.

I heard that the Yorkville Plaza complete date has been pushed out to September 2014. As far as I know, there is no dates set for the Cumberland Tower. I am not sure when the sales office will open.
