Board displays 24 storey tower, not 21 as in title line.

730 St Clarens Avenue restoration (Akelius Properties, 23s, ArchDesign)

Treatment of blank wall facing Dupont will 'make it, or break it'. Also, window A/C units are not helping. Vertical lines should be graphite to match, IMHO.

$100 mil.?! ...that accelerated quickly from the original $35 mil.

I don't want to drag the off topic discussion, but I just don't get how the presence of extractive industries affect individual per capita consumption of energy? Ontario, for example produces almost all nuclear power in Canada, our power should be "almost" free by this logic. :))

    Toronto 88 North (88 Queen East) | 90.52m | 27s | St Thomas Dev | Arcadis

hmmm... Canada in general uses only slightly more energy per capita than Norway. Canada also is using 2.5 LESS per capita than Island. Both are rather 'compact' countries by comparison and both are regarded as sensitive to their environment. I am giving these examples not to promote energy...

There is a difference between having concerns and having valid concerns. Bausfield's Traffic Study pretty much addresses this issue. Most deliveries will not be taking left turns into Balmuto from Bloor. Charles St. provides good access route. BTW Manulife's u/ground parking has a capacity of...

Uptown's Res. Assoc. first and foremost concern is "it is toooooo big"! Laneway issue is kinda trying to deflect that. Pure politics.

In principle you are right, ZBA takes care of setback requirements. But once you submit for SPA, even a small change in the building footprint is a matter of consideration and approval during this phase.

+1 Treatment of the heritage bldg. is a strong point of this design imho. However trees on all individual balconies are just a render gimmick. I don't see them surviving/maintained in this setting

    Toronto Waterfront Innovation Centre | 53.03m | 11s | Waterfront Toronto | Sweeny &Co

Agree. Both massing and site planning seem unfortunate in this case. Like the massive stair 'spitting' people straight into water?! .. where is some breathing/gathering room? Also completely ignored is the play of angles related to the park design. Not much regard for the context and...

    Toronto Forma | 308m | 84s | Great Gulf | Gehry Partners

I am sorry, but SPA deals with setbacks quite a bit. Height is also important in this process as a derivative of GFA. Shadow studies are usually required for SPA as well.
