Mid rise development alond arterial streets How about Laurence Ave. West from Allan Roan to Yonge St. I always wonder , what the city builders thought , when they lined up such an arterial streets with bungalows ?

You are right! Instead of two towers of medium size , one supertall should be constructed on this location. But Toronto is way too "conservative" for that...

As far as saving money in concern , Willowdale St. is the biggest bang for a buck toward ridership expansion of whole of transit extension projects in GTA>>>

That how subway network supposed to be developed? In other words , Willowdale is not key location for a subway station?! No matter the obvious need for addition ridership ,that comes ,YES, with the added density. So, those "affluent" people do not want to distord the village like atmosphere...

Wiilowdale & Yonge In my opinion ,the first order of priority should not be Sheppard East extention or Finch West LRT, but costraction of the Willowdale Station on the Sheppard Line & Yonge Subway Extention to Richmond Hill...

The most important is the heritage bank building reconstruction. The tower itself design should not be too overpowering...
