First Time Buyer - need some input.

Hey hey Fencejack: If you're still looking at Zip, this 1 bedroom has an open house this weekend...

    Liberty Village

Best way to get to the financial district is to catch the 509 at Manitoba/Strachan. It takes you right to Union. And the 509 at Manitoba is generally empty first thing in the morning. a GREAT alternative to the crowded King car.

    Toronto Bohemian Embassy Flats + Lofts | ?m | 19s | Pemberton | P + S / IBI

Doesn't look like a whole lot of skyward movement between January and March... But maybe that's weather related?

First Time Buyer - need some input.

Hi FenceJack: Yes, that unit on MLS, called a Sapphire during the sales process, is 611 square feet. Again, it's a good sized unit, it's just the locale of it within the building that might not appeal. That 611 does NOT include the balcony, btw. Another 1+den will definitely pop up. Just...

First Time Buyer - need some input.

Wow - I was just looking at what's available in my building on MLS. Looks like it's mostly just the very small 1 bedrooms (under 500 square feet) that are under 300,000. My advice would be to wait a bit and see how prices come down. If you want a 1 bedroom den, it's really best to shoot for a...

    P.S. Fencejack - what's your maximum price?

First Time Buyer - need some input.

Hey Fencejack: I love the area. I know it's not everyone's cup of tea (seems to be a particular hate on for LV on UT) but I like being able to walk to get my groceries, to the LCBO etc. And it's a quick walk (5 mins) to either the King or Queen's Quay cars. I work right downtown and getting...

First Time Buyer - need some input.

Hi FenceJack: I live in Zip and know the layout you're talking about. It IS spacious, but it can be a little dark - it's an interior corner unit and looks directly out onto your neighbour's balcony. Be sure to go look at it and stand on the balcony to make sure it's up your alley. U.N.

Zip & Vibe at Liberty Village (Monarch, 2x 24s, G+C) COMPLETE

I'm not a fan of Zip's exterior - and I'm a Zip resident! But I do love my interiors, love my layout (wide, shallow, like Solaris says - great use of space). And the finishes are decent. All in all, a great building on the inside, very "blech" on the outside, I will agree.

    Toronto King West Life Condominiums | ?m | 25s | Plaza | Gabriel Bodor

Just about any area of Toronto looks bleak at this time of year and shooting on the fringes of LV guarantees crapulence. Your shots are actually all on the fringes of LV, from Shaw and Strachan, not in the nabe proper. You should head into the older parts to do it real justice.

    Monarch Group

I wonder if the sale has anything to do with the lightening fast registration of the Zip condo in Liberty Village? The building started occupying in November, registration complete in Mid-December.

Anyone have any details of how sales are going for this project? Any guesstimates on when a project such as this might have the plug pulled if sales aren't up to snuff? Or does that depend on too many variables to make a prediction?

    Condo Upgrades

Hey condo boy - it'll depend on the square footage and builder and what they charge. My unit is 820 square feet and I believe the smooth ceilings throughout were about $2000 or so. It's a lot - but friends are having it done after the fact and it's still a pricey, time-consuming job because...

    Condo Upgrades

Argos - most upgrades can be done on your own if your are patient and willing to wait a bit longer to have your place finished once you take posession (but after a year or two of waiting, what's a few more weeks, right?) I upgraded many things in my new condo, none of which I regret, but many...

Toronto prices decline 15% in mid-October

I'm so happy to see that houses in Toronto are creeping toward affordable! For so long I'd feared the idea of owning a detached home in the city was a pointless dream. Looks like it may be possible in the future after all! This is good news for people like me. I bought a condo downtown about...

Zip & Vibe at Liberty Village (Monarch, 2x 24s, G+C) COMPLETE

PDIs for this project are already underway. First occupancies in less than two weeks.

    Toronto Sixty Colborne Condos | 82.29m | 25s | Freed | a—A

I dream that, by the time this one gets approved and actually hits the market to sell, prices will have cooled enough (and I'll be earning enough) that I can buy a nice unit here.

Bliss Condos At Liberty Village (CanAlfa Group) - Real Estate -

Maybe it's time for CBC Marketplace to do a follow up here. They prominently featured this project on an episode many moons back - before all the big delays.

    Liberty Village Towers/Bliss (CanAlfa, 24 + 20s, IBI-HB)

That's a good point, b_bear. I wonder if, at this point, it would just be better to tear the proverbial bandaid off and let the healing begin...

    Liberty Village Towers/Bliss (CanAlfa, 24 + 20s, IBI-HB)

I hope that the fact that they are still pushing sales on this oft-delayed project means they haven't thrown in the towel and are planning to cancel and re-launch. That said, maybe they bought a chunk of ads in condo guide and are just letting them run out since they're already paid for?
