    Baby, we got a bubble!?

Thanks safeashouses, I just wanted to clarify to you that I'm not advocating that your assertion of buying cashflow real estate is wrong..and I wish you quoted the entire sentence I wrote. What my intention is the following: 1) to think critically at the things you see, hear and read...

return on investment - condo vs. house?

Hi Oliver, I'm not exactly sure why exactly there is a delay. Perhaps lease rates are high and businesses would rather invest those amounts in a more established area, perhaps the quality of buildings don't suit what these businesses need, maybe the area just hasn't reached critical mass in...

Pantages / Opus Condos (Intracorp) - Real Estate -

my friend listed a 630 sq ft 1 bedroom, had 23 offers on it...definitely not stopping anyone from buying. The maintenance is quite high and you have to pay the hotel to use the gym ($30/mth). Lots of beautiful people there and a great location, the area never dies down.

return on investment - condo vs. house?

History has show that condos have appreciated the most in the city, areas that had double digit appreciation for houses had neighborhoods that demonstrated a significant inflow of people with higher incomes moving into the area and spending money to upgrade the homes. When they bought, they...

    Baby, we got a bubble!?

Hi Johnzz, No relation to Ben Persaud. Thanks for the insight on the forums Hi Simuls, Your steady eddy 9% is an assumption. From 1992-2004, in Toronto, housing prices appreciated 0% above the rate of inflation. I have no idea where you got this from. I'm going to leave it you to prove it...

    Baby, we got a bubble!?

By way of your passive agressive tone you seem a tad angry...anyways...your welcome into the debate. 1) So what you feel I said is that by buying a condo $500 psf and putting 20% down you will be carrying huge cashflow losses...when actually I said putting 20% down on a property with just...

    Baby, we got a bubble!?

Shill? I thought I was fair in dispelling certain conjecture with unbiased research. All the sources I cite don't care if you buy real estate, it's all 3rd party. Taking a look behind the curtain of hysteria we see: - 42% of Canadians have no mortgages - of the remaining that do have mortgages...

    Baby, we got a bubble!?

You're right, it can never be a simple trading of paper. However, in Toronto we have shown ourselves to be a fairly efficient market. Things priced right sells quickly. In addition, people may be put off because they hear properties going $100,000 over list...this looks crazy on paper, but...

    Baby, we got a bubble!?

Couple more differences is the US has non-recourse mortgages and Canada doesn't. This allows someone to walk away from their properties without lenders coming after the homeowners other assets Another point is the US you can deduct mortgage interest payments against your income. Because of...
