Do we know what Toronto's slogan is?

After watching the news this week, I heard our city's slogan which is, Diversity: Our Strength. Who knew, I sure didn't know. What should our slogan be? Do we like our city's slogan?

    Berczy - Layout Options

A/D would work. I can't believe how big the master bedroom is, you don't see that size anymore. Great floor plan by the way. Congrats!

Anyone sold their own home? Or used a flat-fee MLS service?

The connect system is a search area for TREB members to search listings outside the board, but it not used or known of by most agents. The reason is because Agents don't search for properties based on boards, they search using clients criteria and area. When an Ottawa board listing does not show...

Should i buy an old condo?

Another added benefit of an older condo is that there will probably be less renters.

    Baby, we got a bubble!?

There should be a rule that no condo can be assigned period. This is where a lot of speculators make most of their money selling the idea to the consumer that prices will increase a certain amount. The market is a different beast then when it is in pre-construction or construction phase. Also...

    Baby, we got a bubble!?

Sorry don't have those numbers. Pre-construction is hard to monitor. Sometimes they say 80% sold but they might have a selected inventory that they are keeping for a stage where they can increase their prices. I personally think the area is going to be a great spot in about 7-10 years. Back to...

    Baby, we got a bubble!?

I agree as well. After May the market will stagnate, but not as bad as some think.

    Baby, we got a bubble!?

I remember someone on here last month saying that he purchased a unit at Cinema for 700 a square foot.

    Baby, we got a bubble!?

it's interesting drewp that when you reference Y/B and cite that 18 Yorkville is selling for $800 psf, you believe that supports $1000 psf for 1Bloor. is there no possible consideration that both are overpriced in the first place ?!? Then all of Yorkville is overpriced. 18 Yorkville is the...

    Baby, we got a bubble!?

I think TIFF is inflated in comparison to what is selling around the neighbourhood. If there was a subway attached to it I would say it is worth its value. If TIFF is selling at 750 sqft and a unit at Casa for example is selling near 700 per square foot I would choose Casa in a heart beat. I am...

    Baby, we got a bubble!?

Interested I can't predict the market, trust me I wish I could. So let me address some of your points. From what I have seen with Yorkville is prices continue to rise steadily, and people will pay for that. I am not saying 1 Bloor is immune to any correction, I am saying that since prices are...

    Baby, we got a bubble!?

Interested, units in Yorkville are already selling around 800 sq ft to start. The most comparable building would be 18 Yorkville which is currently selling around 800+ sq ft range. I think that shows that 1 Bloor can command close to 1000 a square foot when it registers. Yorkville will always...

    Baby, we got a bubble!?

Not much selling in the building right now. Ton of rentals though. One unit recently sold for $640 a square foot parking included.

1000 Bay or Yorkville Plaza, which one is better?

But everyone is going to influence you based on their preferences and not your individual situation. Yorkville plaza is priced 30% more than 1000 Bay. It all depends on what you want to spend. I will tell you this again, buy resale!!! It is much cheaper.

1000 Bay or Yorkville Plaza, which one is better?

Chris, You keep asking everyone on their opinions on buildings. Hire an agent and ask him/her.

    Baby, we got a bubble!?

Interested, my brain hurts from trying to analyze everything you are saying. Recently at TIFF a unit sold for 800 sq/ft but that was a high end unit. Most units are selling in the 725-750 per sq/ft. At Ritz as low as 710 a sq/ft to as high as 950 a sq/ft. A lot of the 2000 plus units were listed...

    Baby, we got a bubble!?

One recently sold in there for just over 700 a sqft, but that is because they removed the second bedroom. Other units are commanding over 800. But there has only been 5 solds this year and 16 expireds/terminated. Numbers are still unclear with the building. I do stand corrected as it looks...

Recent "sold" units in my building

You can go to the Toronto registry to find out for a fee. Also if you want to be sneaky get a home evaluation from an agent pretending that you are interested in listing your home. He/She would gladly give you an idea what your home is worth with a list of recent comparables.

    Baby, we got a bubble!?

CG, as of now yes it is, but I am dealing with more and more people realizing that a 500 sqft condo for 1600 is not worth it. I am being contacted by couples, friends, sisters, colleagues, students more often than indivduals. This has shifted the last year or so which to me is an indication that...

    Baby, we got a bubble!?

The rental market is always healthier between May and September. The unit at 77 Carlton was leased in November for asking. Also a unit at 333 Adelaide leased in May 2010 for 2150, this month for 2350. A rare loft at 81A Front Street (nice building by the way) listed at 1850 leased for 1800...
