    Baby, we got a bubble!?

I am only relaying what some people have expressed to me. I am saying that sometimes it is hard to track whether or not there are a certain amount of offers on a property. An example would be if there is 3 registered offers on a property, and only one offer comes in on paper. Lets say that one...

    Baby, we got a bubble!?

I regularly get flyers from other Agents with properties that have sold over asking instilling the fear that you mention. I agree to a certain extent that these are scare tactics telling people that prices are skyrocketing. The reason why most properties sell over asking is because Agents...

Anyone sold their own home? Or used a flat-fee MLS service?

There is nothing indicating that it will be with TREB, I checked. They were posting listings on the MLS using Best Value situated in Ottawa, and nothing indicates anything changing other than the name of the Brokerage. Comfree has always been affiliated with a brokerage in Ontario.

    Upper Beach Estates

I had a client that just purchased a unit there. I think the area is up and coming, and is a few minutes from the beach. I like the project because of its close proximity to Victoria Park and Main Subway stations. Plus there are a few condo projects being built on the Danforth as well. Here is a...

1000 Bay or Yorkville Plaza, which one is better?

I was at the same event. I know some people who were going to promote the sales launch. It was less about the project and more about how much money you will make. I am so tired of the traditional salesman.

    Baby, we got a bubble!?

Cityplaceguy, please provide some value with facts, reasoning, research instead of key words we are trained to tell people in the industry. Please elaborate why you think so. Are your investors cash buyers? Would you think the same if the buyer is an end user?

    Baby, we got a bubble!?

For interested sakes I hope not. I have better expectations for Shangri-La. I was speaking to my father about this. He installs gas fireplaces for most Condos, and he told me that the workmanship in Ritz was one of the worst he has ever seen. He also told me that so many things were missed, and...

$750K would you buy a condo or a house?

I think one thing that hasn't been mentioned is time to maintain a house. On the weekends or evenings the last thing I want to do is yard maintenance, or maintenance in general. I think that is also another appeal for a condo (well for me). I would rather pay the maintenance fees knowing that I...

In the 90's the interests rates were well above 10%. The six month drop coincided with the exact same increase by years end.

But Realtors should be disclosing all fees that come with homeownership. They should be more accountable on this matter. Many people don't realize the additional fees, and never put aside that money.

    Baby, we got a bubble!?

Casa Condos is a real good example. Firenze model at 495sqft sells from anywhere between $325000-$345000. Rent on average for this unit is $1550-$1600. Property taxes are $1690/yr assessed in 2011, and maintenance fees are $255 a month. Your right my property tax equation was off. It should be...

thinking about selling...how much can I expect to walk away with?

If you are not making that much profit than why don't you rent it out, and wait for the property to appreciate over time. May I ask where is your unit located?
