    Baby, we got a bubble!?

Actually, purchasing a Condo at 350000 condo with 20%, monthly mortgage would be 1236 a month (based on a 30 year amoritization). Property tax is assessed around .7% of the value. The city does not assess based on real sale values, they seem to have there own system. Maintenance fees are closer...

    Opinions on West end Buildings

5229 Dundas is the first phase of the Essex Community. it is the only one that includes hydro plus the units will be bigger. 3391 Bloor might be too bling for you, plus it might more style than space. Aberfoyle is too far to the subway if that is important.

    Opinions on West end Buildings

I actually live at 35 Viking Lane or road if you google map it (don't ask me why). It really depends on what you are wanting. The building is next to the Kipling Subway which is ideal if you need quick access to downtown. Building is one of the best buildings I have seen. Only problem is power...

    Baby, we got a bubble!?

But prices are going up! You can't compare Aura to SL in regards to price appreciation. The Hotel/Luxury Condo Market is unknown and a unique segment that, if suffers, does not translate to Condos as well. It is all about demand, and the demand will be there for projects like Aura, ROCP...

    Baby, we got a bubble!?

I agree with you Interested. I think in the beginning they push the product to the Agents to promote the launch to their clients, after that it changes. I see it first hand for so many condo launches. There is always more advertising before the launch then anything else. I agree the end users...

    Baby, we got a bubble!?

The developers goal when selling pre-construction is to sell 70% so that they can get the financing to build the project. Again this will differ from each project to the next but this is the general guideline. After that, the builder does not do any advertising to sell the remaining stock, when...

    Baby, we got a bubble!?

The builder sets there prices when it is in the pre-(construction) phase and for them to lower the price just to unload product would be unheard of. What happens if people who bought from the builder found this out? When the building is registered than the general public dictates price then the...

    Baby, we got a bubble!?

I understand struggle been there, Congrats on your accomplishments. It is even better when you arrive from a difficult place. It allows you to be humbled by your success, a trait somehow that isn't seen that often. All the best with the place. Have you been given a move in date yet?

    Baby, we got a bubble!?

Here is an intersting article about Ritz http://www.moneyville.ca/article/1121611 I base price per square foot on what prices are selling for in the immediate area. Lumiere and College park are selling from 650-750 a square foot. I might be a bit conservative on my valuations because...

    Baby, we got a bubble!?

I think 4 Seasons will set the bar, just from what I have heard from my peers and my Dad. I think since we can only compare to Ritz right now, this is not giving us a good idea of what this segment will be like. I agree it is hard to compare between a 600 square foot and a 2000 square foot...

Buying a Parking Spot with Condo a necessity?

Parking in the Mississauga region should be around $10000-$15000. It is hard to say what to do, but the second parking spot might not add as much value because the demand might not be there. At the same time not many one bedroom plus dens have a second parking spot so it could add value. Also...

    Upper Beach Estates

Like I said my client just purchased a unit there. I think the area is transitional, and is really close to the Beach, but close to Main and Danforth. The price is reflective of that but because there is a lot of development happening here I think if you are willing to stay 7 years or so you...

    Baby, we got a bubble!?

The 2.99% rate definetely got the ball rolling sooner than it usually would. The spring market usually starts in February, but with the mild winter we have had I think more people started their search earlier. The funny thing is mortgage brokers were advertising 2.99% from last year. I think...

Anyone sold their own home? Or used a flat-fee MLS service?

Much better then there old way. I think they are trying to compete with Realty Sellers based in Toronto. Remember if there is no co-operating commission offered, the buyer under representation will have to pay the buyers agent. Best of luck with it, I hope it sells.

Anyone sold their own home? Or used a flat-fee MLS service?

When i mean the listing will be on TREB, not on REALTOR.CA, meaning when I do a search on Torontomls.net will your listing show. I haven't seen any because they have an affiliation with the Ottawa board. I would ask them this to make sure. Ask them if the listing will be seen by TREB members on...

Anyone sold their own home? Or used a flat-fee MLS service?

Have you had a good experience with Comfree? Have they told you that the listing will be on on the TREB?
