    Baby, we got a bubble!?

Also to add 7.1% increase y/y C1 Well considering the numbers from last year, the inventory was extremely low. This creates a more balanced market. The inactive stat is very misleading. What a lot of agents do is instead of a price change, they terminate the listing and relist with a different...

    Baby, we got a bubble!?

Don't get me started on this topic. I have some ideas that I would like them to implement in the industry to raise the level of professionalism. To file a complaint with RECO, you will have to disclose your name which I have a problem with. It should be anonymous complaint. RECO, TREB, CREA...

    Baby, we got a bubble!?

I think from seeing the numbers its a bit biased to choose 3 rental properties and make a conclusion that the rates have increased 32% in three months. I agree that two bedrooms have become more attractive for some because it is cheaper to pool your resources. I haven't seen a bachelor lease for...

    Baby, we got a bubble!?

Big banks are still offering 3.19-3.39. I have dealt with a couple recently. They don't like to advertise their lowest rates. Plus property values are not based on re-sale value. Sometimes there is a 30-50% difference from what a property is assessed at and what it sells for.

Closing Cost (pre-Con) - What else does it contain ?

All of your deposits should be made out to the builders lawyer in trust. I hope no one has been making them out to the builder?

    Baby, we got a bubble!?

I have price lists for the 23rd floor. It is averaging 680 a square foot. Parking is an additional $60000. Supposedly from the presentation conducted by an Agent I went to today that this is platinum VIP pricing. Yipeee!! Because the presentation was to exploit inexperienced Agents I say no...

Address at High Park - 2+1 converted to 1+1

I like the changes as well. I do agree a 2 bedroom is better for re-sale but who cares your the one living there. If it can be converted back easily then I would suggest to do that when/if you sell it.

Closing Cost (pre-Con) - What else does it contain ?

You would have to check your documents carefully on whether they will allow you to put more money down during your payment periods. Of course putting more of a downpayment will lower the phantom rent because they subtract that from the purchase price. So lets say you paid 500000 for your unit...

Obviously he is afraid to expose who he really is. Makes you wonder what he is hiding.

Closing Cost (pre-Con) - What else does it contain ?

The Condominium Act allows a developer to charge tenants for three main expenses in the period between occupancy and condo registration: property taxes, a prorated share of common operating expenses and interest on the unpaid balance of the purchase price. The builder cannot be out of pocket at...

Closing Cost (pre-Con) - What else does it contain ?

Phantom rent is usually cheaper than your mortgage. Maintenance fees, property taxes and additonal fees usually don't equate to the same as a Mortgage.

650 King West (Freed Developments) - Real Estate -

If it was property taxes and maintenance fees then you should be paying anywhere from 400-700 a month which I am sure you are not. It is a weird and complicated formula that they use from talking to a lawyer about it. Either way the Bathurst building better get moving!!

650 King West (Freed Developments) - Real Estate -

If they register when the Bathurst building is complete, then a lot of people at the King building will be paying phantom rent for a very long time. I would be really upset about this.

    Baby, we got a bubble!?

Oh Cityplaceguy, why oh why do you continue to damage any last ounce of respect that Agents receive. How do you expect to receive referrals (note the spelling) if you don't tell us who you are??

    Baby, we got a bubble!?

The Toronto Condo market is actually quite healthy right now. Where we are seeing product on the market for a while are newly registered Condos. A lot of investors always overshoot the value. I had a client that wanted to list his property in Uptown for over $600000. The unit is 715 square foot...

I would be more interested to see what C1's income is.

    realtor and pre construction purchase

Yep you are right. Be very careful when you contact an Agent for pre-construction. Most have no idea what things are selling for, and will promote the product because on average they are receiving 4% commission. They are virtually working for the builder.

Closing Cost (pre-Con) - What else does it contain ?

Phantom rent is different from closing costs.
