    Toronto 3180-3202 Yonge Street | 58.13m | 15s | Montcrest | Richard Wengle

Piece of cake in today's market. I'm sure bidders are lining up

Yup. I think they spent over $30m on the assembly at roughly 125K SF GFA. So high $200/buildable. I assume they'd be looking for north of $300/buildable to make their money back and a bit of profit

Canada Life Building 344 University Avenue (?, ?s, GWL)

The urban design guideline for the area is actually from 2004 as shown in the footer of the PDF. Which makes it even more out of date and probably redundant today given the changes the area has experienced as of late, including TOcore (despite concordance requirements by the city) 2017 is the...

    Toronto 808 Mt. Pleasant | 118.9m | 35s | Reserve Properties | Sweeny &Co

Picked up 808 Mt Pleasant, 820 Mt Pleasant and 247/249 Roehampton for $74.5m, representing a buildable/sf of about $213... seems a little high unless I am missing something

    Toronto Maison Wellesley | 49.79m | 14s | Graywood | Diamond Schmitt

Sales office for Maison Wellesley consolidated with Centricity Condos at 241 Church (former Esso gas station) - northeast corner of Church and Dundas. Occupancy anticipated for 2027 I think they are looking to release limited suites now, with formal launch targeted for spring 2024

    Toronto 45 The Esplanade | 130.85m | 39s | Republic | Arcadis

Good question - I also wondered why and how. Perhaps because the zoning was settled during summer of 2023 - https://secure.toronto.ca/council/agenda-item.do?item=2023.CC6.5. Though there may be some conditions to still clear with the city and going back to the OLT for final and binding zoning...

    Toronto The One | 328.4m | 91s | Mizrahi Developments | Foster + Partners

This is interesting - I would not have expected the billionaires row buildings in Manhattan to face losses in the $1b range, but I can't say I'm surprised. We all know half the units in those buildings are sitting empty, though someone does own them. The One could easily head in that direction...

Toronto Pan Am Village in the West Don Lands | ?m | ?s | DundeeKilmer | KPMB

Aside from the first tree east of Cherry, the rest look pretty OKish (from Aug 2023 Google Streetview). But they do not look great. Interestingly enough they do not look as healthy as the trees on the south side of Front (which get less sunlight).

Not sure what they are doing with trees along north side of Front Street, immediately east of Cherry. They seemed pretty healthy this summer...

    Toronto 65 King Street East | 82.9m | 18s | Carttera | WZMH

They are ready to install the Google logo on the building today. I saw the massive letters on Colborne Street around 8 am. I didn't manage to snap a pic but will try to get one later and share with group
