it's amazing what better designs you can have, when you don't have tiny balconies to worry about...hat's off Just like the uber expensive "The One" = no balconies to clutter the look, plus long-term the building will have lower maintenance costs (condo fees) all those apartment buildings from...

    Toronto 133 Queen East | 130.1m | 40s | IBI Group

Density between Jarvis and University is fair game - although respecting shadows on Moss Park (but with part of the park being gobbled up by the new Community Centre, next to the Armoury - thee would be less shadowing on the actual outdoor part of the park ? ).

for me, anything West of Jarvis is the Core... height should not be an issue. Jarvis and University same the distance from Yonge. Minor shadow over the Armory and the new Community Centre in Moss Park. Not sure if there is a flight path issue with St. Mike's -which impact 88 Queen development.

    Toronto 88 North (88 Queen East) | 90.52m | 27s | St Thomas Dev | Arcadis

Agreed - the semi enclosed balcony system from Lumon is a real selling feature - especially given Toronto's weather. It makes much more sense to have a 3 season balcony...especially, given the price per square foot of interior space. I see an unit (assignment sale) at Nearby 68 Shutter...

    Toronto 88 Queen | 167.35m | 52s | St Thomas Dev | Hariri Pontarini

As quoted from the Developer in a blog site (previously posted) - the first tower sold out. 88 North sold out fast, Patrick Quigley (Developer) tells us, and “for a substantial premium over what’s been selling in this area.” and he also added - "Larger suites were 88 North’s fastest sellers"...

    Toronto 88 North (88 Queen East) | 90.52m | 27s | St Thomas Dev | Arcadis

From the Article: 88 North sold out fast, Patrick tells us, and “for a substantial premium over what’s been selling in this area.” Buyers recognize the value in getting into the inaugural phase of a community that’ll eventually be a hub for Downtown East, one of TO's hottest residential...

    Toronto 88 Queen | 167.35m | 52s | St Thomas Dev | Hariri Pontarini

Wow, the article says the first tower, 88 North sold out ! (would love to see confirmation) and great to hear that "larger" units were the best sellers - bodes well for the development and downtown - more families living downtown. Great to see.

We need to build more buildings without the hindrances of balconies -- it will open up many more architectural possibilities. -- we just need to look at NYC and London.... some of the world's most expensive addresses have zero outdoor space.

    Toronto Pace Condos | 146.3m | 42s | Great Gulf | Diamond Schmitt

I love it ! exceed my expectation for a building that sold for under $600 a foot -- if it was $850 I would expect far better design.
