London on the Esplanade Condos (Cityzen) - Real Estate -

Yeah, I almost bought at X (STUPID ME STUPID ME STUPID ME!!!) and in a space of about 8 months the price went up $120 000. From an $80 000 discount to $40 000 added. Oh man I'm kicking myself over that one!

Ïce Condos (Lanterra Developments, Cadillac Fairview) - Real Estate -

On this one, I gotta disagree. It's not going anywhere and Toronto's learned enough over the past decade to realize that any major sports team needs to have its arena in the downtown core. With public transit expanding etc, it's not going anywhere and sending it into etobicoke will only make it...

    Baby, we got a bubble!?

Both would be firmly in bubble territory. In fact 70% in 6 years would still be bubblish and 70% in 9 years frothy. What will be important, and of course, CREA or TREB won't use these numbers, will be to compare housing prices when they peaked in April 2010. Yesterday a realtor on that...

Ïce Condos (Lanterra Developments, Cadillac Fairview) - Real Estate -

I don't understand your logic. How are the two related? Because people who work in the office tower want to go home across the street? Or have their parents stay at the Delta when visiting? This area is a disaster of infrastructure. The roads are already insane and when Ice and Success 3 are...

Residences of Maple Leaf Square Condos (Lanterra Developments) - Real Estate -

Holy crap - considering MLS only does about 30-40% of rentals, that would mean that a little more than 60% of MLR is investor owned. That's bad news, not good news George. It means really high maintenance fees, a rapidly deteriorating building and a host of other problems.

London on the Esplanade Condos (Cityzen) - Real Estate -

From the peak in April, prices are already down about 5% - it could just be a summer thing as they always drop in the summer - but in the same way that this past year's bump was an anamoly brought on by ridiculously low interest rates - i see the exact same thing happening in the other...

    Baby, we got a bubble!?

I thought the Path stopped at Dundas? Currently you can take it any more north than that. Crystal Blu and Uptown seem a looooong way from Dundas. Is there a different name for the underground area at bloor/yonge? http://www.toronto.ca/path/pdf/path_brochure.pdf

Affordable Condo in Vancouver: no parking or maintenance fees

That is bizarre!! I wonder what the rationale is for doing such a thing. It must cost the developer more no? Although environmentally it might end up being better.

Affordable Condo in Vancouver: no parking or maintenance fees

I don't know of a single condo that has separate utitlities, except for hydro (phone, cable are not utilities). Every condo has bulk water, gas, garbage, etc.. Which ones had these listed separately? Seriously. I'd be really interested to know how they do that as it might be a model.

    Baby, we got a bubble!?

I bought at DNA (Canderel) with 10% down, and it's always up for negotiation. If you're willing to put even more down, then you should get a correspondingly lower purchase price. While they might say 20% down, most developers will only require 5-10% from people buying multiple units. These are...

    Yes, nicely done. I'm impressed.

Affordable Condo in Vancouver: no parking or maintenance fees

You're absolutely correct. 24 hour concierge is one of the dumbest things around. Still, a good 45% goes to water, gas, electricity, garbage. Does anybody know if there have been any attempts to educate condo owners (in your own building perhaps) about how these types of costs are not shared...

    Baby, we got a bubble!?

I almost bought a unit at Aura last year. While I do like the building and genuinely hope that it helps spur a revitalization of yonge street, I haven't really seen the two College Park towers do that to Bay. Even Murano hasn't done anything well because city planning is letting the citizens...

Affordable Condo in Vancouver: no parking or maintenance fees

I think some people have the misconception that amenities cost a lot, in terms of maintenance fees, but they don't. Even with a pool, it's usually only around 5% of the total budget for a condo per year.

London on the Esplanade Condos (Cityzen) - Real Estate -

It really depends on the loft in question. As this listing is only a 1 bedroom at 1085 sq feet, it will command substantially less than what would normally be expected. That being said, if it was a 2 bed+den 1085, I would expect it to go for about $550 000 in LSE or around $500/ft incl. pkg and...

    Toronto 550 Wellington West and 1 Hotel | ?m | 15s | Freed | a—A

Was in there today and it was a ghost town. 3 people in the diner at 10am, no one in the hotel lobby.

    Hydro Alternatives

I've never heard of any condominium that allows individual decisions to be made regarding their hydro supplier. You'll get what you're given unfortunately.

    Baby, we got a bubble!?

You're thinking of NXT. DNA is directly on King West at Shaw (1 block west of Strachan) and about 4 km closer to downtown than NXT. I think certain units at King West Life are really great and their original price point was excellent. That being said, they'll be about 3 years behind when they...

    Baby, we got a bubble!?

Their prices are actually decent, although the smallest and cheapest units are 270 sq. feet and nothing listed is more than 931 sq feet, but still around the $475/ft range to start which ain't bad considering DNA1 and 2 are getting $550 (although DNA2 is a vastly inferior building - no gas, 8 ft...

    MLS Sales

The same idea as Carfax could work and might generate huge revenue for MLS. They need to figure it out because the business is changing. I would expect the number of active agents in Toronto to drop by 35% over the next 5 years and by 50% over the next 10 as this mutates the system. For those...
