In case you've missed, the three towers are to be residential buildings - as in condo towers. They are just condo towers. Get it? Ah, I see. You like them, so be extension those who don't find them particularly intriguing lack intelligence. Nice. You should seriously go back and read the...

No, transmission is still ongoing. I was paraphrasing AG. See his post. And, uh, it should be clear that I give a hoot - about the vanishing building stock in the area. Just in case you're not getting it.

Why don't you read the posts I was citing. And yes, this will be just another three condo buildings - the towers. Are they to be something else? Regarding the page numbers about this topic, you appear to impressed, above all, by numbers. It's the details of the development that you miss out on...

So, in other words, let's tear them down in order to accommodate some buildings of which no one has seen the final design. By the way, the Gehry structures will just be ordinary condo buildings, and nothing worth freaking out over. There are piles of those across the city - many replacing the...

The tower looks a bit busy in my opinion. It would benefit from a more clean design, which might be a nice contrast with the two restored buildings. Good to see this is proceeding.

That's not the function of the OMB. They don't deal with heritage designation. They deal with building envelope. In effect, what this decision did was to kill the secondary plan for this area. It allows for 45 metres straight up off the sidewalk on King Street. The secondary plan's setback...

So far, a welcome improvement over the chunky pile over at 650 King.

From what I recall, it's supposed to be about 44 metres in height - about as tall as Victory Lofts just up King. There is a small space that appears to be a courtyard on the north side of the building, and they are using a less impressive window system there.

Yes, this promises to be a departure from the repetitive glass towers. I hope they can stick with their design.

Not much activity on many sites due to the cold.

There is no guarantee at all that this will occur. To plan on the basis of wishful thinking is a bit senseless.

There is more than just the three Mirvish buildings. Depending on where you count from, there are nearly 20 buildings - either proposed, in sales or under construction - in that immediate area of King-Spadina. Even if the proposal does not go forward, it will be very dense in terms of population.

Transit will not be instantly "changed" on the basis of one massive proposal. That said, the small number of parking spots proposed for these buildings suggests that the developer views transit and walking as the primary means of getting around. Either the Mirvish people believe that the city...

You should be sorry. Who is the "we" you are speaking on behalf of? And by the way, it's a forum, not a blog. There are exchanges going on. Don't let your desire to censor blind you from that.

Unimpressive how? That you don't like the way it looks? That's the measure of heritage for you? Relax, Mirvish is out to do his development. Because planning in this city is so crippled, he'll likely get to build some version of his three sticks.

Yep. Up next is the block between Spadina and Portland. Anything that is commercial will be redeveloped. Allied has already started the ball rolling there, and it is to be demolition.

Three 80+ floor towers does look very odd - even clumsy. I would hope that they stagger the heights of two of them. Depending on the shape and cladding, this could actually draw more attention to the merits of specific design elements of each of the three buildings.

You have not defined what you mean by vibrant. Also, why would slightly taller buildings automatically result in more vibrancy? You have not explained that. CityPlace is filled with highrise developments, it isn't the most vibrant area by any stretch.
