    cafe landwer must be making a killing, it's always nearly full, all times of day, 7 days a week, with lineups most weekends for brunch (more so in the summer). I think the location of cactus club will not work in its favor either, being inside at the top of the mall.

    I have to say, this looks pretty bad, sure the small curtain glass sections is a nice touch but everything else not so much. Azura Condos, just down the street on Doris is so much better all around, using what seems to be much higher quality materials.

I ask because while there has been a lot of talk about the lack of reserve fund studies in Florida they do have enforced city led inspections of buildings over 40 years, as far as I'm aware no such thing exists here ?

    It's interesting, I've been to the avondale condos (right beside the 401 near Yonge) and honestly if you don't mind or are used to white noise (and ignoring other potential concerns e.g. pollution) it's actually nice in some ways. Typically less horns or sirens compared to say a busier street.
