    Toronto 2150 Lake Shore | 215.75m | 67s | First Capital | Allies and Morrison

well just remember there's a water treatment plant right across the street so ideally if you were going to do mixed use, you'd have like 5-7 towers near the south west corner of the lot and the rest would be offices. probably would want an enclosed canopy between the buildings with direct...

Park Lawn Lake Shore Transportation Master Plan

agreed though there is an issue there, too. south of birmingham is even worse than kipling, outside of that it's a pretty open and straight shot over a couple bridges. mind you, if the 501 turns into the 509 for this area, ridership for the 110 is going to plummet like a rock. majority of...

Park Lawn Lake Shore Transportation Master Plan

well...south of horner/north of lake shore is really bad too. can't push the busiest street intersection to 1 lane and if they have to expand, homes will likely need to be torn down, hydro poles relocated... and the rail lines have a bridge with a median and a shallow pit (not enough clearance)...

    Toronto 2150 Lake Shore | 215.75m | 67s | First Capital | Allies and Morrison

well, there's the waterfront LRT/streetcar and a GO stop the only thing left is a potential (and probably expensive) extension to the Ontario Line... which might be a bit overkill considering it's going to be more a point of origin and not a destination

    Toronto 2150 Lake Shore | 215.75m | 67s | First Capital | Allies and Morrison

those buildings south of lake shore are mostly building in a park without the park absolutely no consideration on most of them for retail frontings and the ones that do make it so damn weird. there's some stores on marine parade drive, but not enough to encourage walking along the area. some...

just realized their masterplan drawings listed the building heights... so now we finally have an idea how big it is https://www.2150lakeshore.com/wp-content/uploads/2020/05/2150-Lake-Shore_Masterplan-Drawings_Arch-D.pdf 224.8 meters is the tallest building for purposes of the title... so this...

    Yonge-Dundas Square/Sankofa Square (Brown + Storey Architects)

I saw someone on twitter suggested Diversity Street and it surprisingly fits really well. Diversity Square. Yonge and Diversity. Royal York and Diversity. Diversity Street East. One of those rare times a name that is kind of tossed around which sounds like a jab/joke ends up working really...
