The townhouses are unforgivable. Isn't that exactly the sort of thing our zoning regime is supposed to prevent? How did townhouses on BAY STREET get approved?! It sticks out like a sore thumb.

If transit planning in this city continues the way it has been going for the last 10 years, a direct line to CAMH may be necessary for those of us at wit's end.

Is that gold-tinted glass? Really liking it in combination with the new black siding. Not even mad about the O anymore.

Yeah, it's going to be Carlaw. Pressure from residents and the local councillor was enough to sway it. I'm interested to see just how much more expensive it's going to be.

Just realized; this is going to make the view corridor down Wellesley a little more interesting. Right now, the Verve is sort of a monolith as you walk east on Wellesley. (More interesting could be good or bad, depending how the finishes turn out...)

The design is decent, but it neither reflects nor respects the surrounding context. Brick instead of concrete and marble, pls.

    2018 Ontario Provincial Election Discussion

Certainly not in the city of Toronto. We have absolutely nothing to gain. The Conservatives serve a base that is openly hostile to transit spending in the GTA. Horwath refuses to commit to capital budget spending on transit, and her recently announced hydro plan will result in urbanites...

    2018 Ontario Provincial Election Discussion

All this talk of Wynne stepping down, but no suggestions as to who her replacement would be. Hoskins? Someone from the 905? There doesn't seem to be any obvious or viable answer.

Toronto Rental Cost (& AirBnB) Issues

An empty unit tax- foreign buyers' taxes only decrease demand AND supply, but forcing them to rent out their units would avoid this, and have the added benefit of boosting supply.

Wait... is that... could it be?... NO BALCONIES!!!! Never thought I'd live to see the day. For that reason alone, I hope this gets built.

    Toronto Richmond Adelaide Centre: 120 & 130 Adelaide West Recladding | 136.85m | 35s | Oxford Properties | WZMH

Never thought I'd say this about either of them, but time to slap some heritage protection on these. Oxford should at least attempt to recreate the original look. These renders are very disappointing.

Genuinely interested.... in what way will it be more like Chicago? Boom-bust rather than slow burn?

By covering it with something else?

    Toronto Nordic Condos | 40.3m | 12s | Collecdev-Markee | gh3

I'm not defending this because I don't care about the suburbs, I'm defending it because I think it's a pretty great design considering the location, and is very similar to what you see at the ends of transit lines in European cities. Do you think that there are enough pedestrians at this...

Wilson and Allen Road is not Bathurst and Bloor.

I like it. The brick basket weave references Toronto's Victorian vernacular. It meets the street well, an improvement on what's currently there. It's an appropriate height. Thumbs up.

    Toronto Spadina Adelaide Square | 185.1m | 58s | Fengate | Arcadis

If you were a planning director, and your unit is understaffed and overworked, why would you focus on projects where the developer is going to insist on going way over the zoned height/density no matter what, and then have it go to the OMB anyway when you can't come to an agreement? It's a waste...

    Toronto Time and Space Condos | 101.8m | 29s | Pemberton | Wallman Architects

St. Lawrence is unique because it was one of the few existing condo neighbourhoods pre-2010. There is a large supply of older buildings with MUCH larger floorplans. Why would you buy a tiny 400sf one-bedroom closet in this building when there are 800sf one-bedrooms for the same price in an older...

    Toronto The Selby | 165.5m | 50s | Tricon | bKL Architecture

Either way... still better than a greengreyblue glass box. I'd be elated to see more buildings have precast like 88 Scott or (potentially) the Selby.

    Toronto Mirvish Village (Honest Ed's Redevelopment) | 85.04m | 26s | Westbank | Henriquez Partners

Yep. Was walking past the former Honest Ed's today. The sidewalk was bustling, even on a cold February Sunday. Lots of people using the bike lanes. This part of Bloor is ready for more density. It's close to transit, and on the edge of downtown. If this is approved at 28 storeys, it wouldn't be...
