Wow what, 5 Bedroom Units?

This is the first i've ever seen of this of any development in Toronto. I haven't had the time to look at unit layout plans, but this is quite something, especially if they are actually somewhat functional and livable units.
The 5-Bedroom Unit will mostly be in the Rent-Geared-to-Income (RGI) / Social Housing stream for low-income multi-generational families, few (if any) will end-up in the Market-Rental stream, but I look forward to seeing those MARKET-RENT rates in the early 2030's on a 1,388 sq ft / 5-Bedroom unit..?

Honestly, even once this TCHC development gets through the City Planning and Approvals process -- I don't know what kind of Federal / CMHC program would ever provide the financing to this kind of development project with only a 3-to-1 RATIO between the Rent-Geared-to-Income (RGI) units (154 units) and the Market-Rate units (495 units)..?

Probably a good place to insert the most recent 2024 stats on what TCHC average Rent-Geared-to-Income (RGI) unit rents actually are --

Council approves teardown of vacant public housing site near High Park to make way for towers

In a committee hearing last month, former Swansea Mews resident Penny Fisher — whose displacement was chronicled by the Star — implored councillors to reject the proposal in its current form, saying key infrastructure, from transit to spaces in local schools, was insufficient to support the increase in density.

Under the new plan, the number of housing units at Swansea Mews would more than triple, from 154 to 649 homes. The new total is set to include 154 replacement public housing units, 42 moderately affordable units, and 453 market-priced rental units, city documents say.

“Swansea Public School is already at capacity. Where are the kids going to go to school with this plan?” Fisher asked.
 

Millions to maintain, and secure a set of buildings everyone knew would be demolished......for years..........SMH.

Some of the losses recorded (loss of income as example) were unavoidable, though they have probably been run 2 full years longer than they needed to be.
