Can you link to a staff report that is supporting the application and the proposal cause all i've seen is the applicant's planning report.

Just because they had the workshops for the city doesnt mean that the city agreed to it. I have a hard time believing that the city agreed to building with no stepbacks with floor plates of over 1000m2 up to 31 & 38 storey's, and then Madison agreed to floorplates of only 500m2 for the...

I'd be very surprised if Planning was involved in crafting this - there is so much against the tall buildings guidelines in this proposal that the pencil pushers would not be able to look beyond. Problem with the city is if it doesn't conform, it cant be supported, which is why everything looks...

drove by this morning, and it looks even better in person. The thin brick with extended fin installation looks really good. So nice when every building isn't required to have balconies.

This is turning out better than expected imo. The renders gave way to much room for the building to be badly executed, but so far this is very exciting, and it feels like its going to turn out better than the renders. #fingerscrossed

With office space becoming more obsolete, I think this is a good change to get more affordable units in across the city, and seeing this start as the precedent. 16 may not seem like much, but there are a number of projects that I'm going to guess are stalled in the meat grinder because the...

Hope this was a "just need to get something in" as they were working through a new design.

I dunno, besides the random angle on the office portion, i think this building has turned out pretty good. I like the wavy precast portion on the base and the large precast piece in the rear looks really good in real life. I may change my mind once the vertical pieces come in at the base, but...

Yup. One of the tell tale signs is when there are random back and forth windows all the way up a facade. If it ends up looking anything like this it will have to be rationalized, or we are getting a sea of spandrel.

I really hope they keep the depth of the precast details on this one. If they don't, it is going to become super flat, and the nuance of depth and details are going to become lost. I am not hopeful though, because the precast and brick goes all the way up, which unless its selling at luxury...

Love the proportions on this, and smart detailing around the windows to deal with terrace drops/soffits. Super clean proposal.

Anyone have any update pictures? Curious to see how its coming along, especially those big courtyards.

I think I may be in the minority here, but I think this turned out pretty well. I don't think pictures do the building or balconies justice, and the patterning looks really good in real life.

I think that's the point though. Having them act like the void cut out space to really make the rest of it sing. I think if they tried to do more, it might have gotten busy and taken away from the rest
