Comments: Aside from being profoundly ugly, the suite sizes proposed are again quite small and make no real sense. 1 bdrms at well shy of 600ft2, 2 bdrms shy of 700ft2

The elevator ratio is about the only thing to recommend here. Send it back.
It may not be beautiful but Neudorfer does build. This is a real project, even if it'll take another 2-3 years (minimum) to get started. I lived in a Neudorfer building until 2024 and it was great. Nothing flashy but a solid, reliable, build which seemed out of a completely different era (2012).

The unit sizes don't really comport though, they're very tight.

I'm not suggesting you're not right, but I don't this goes forward this way, if they're hoping to fill it.

Oh they certainly understood the assignment alright, this looks like pure gutter trash.

Rental or not, there's no reason to be building something that looks visually abhorrent.

The only things going for this thing is the good elevator ratio, and higher proportion of 2 and 3 bedroom suites (which are unfortunately ill-suited in size). Asides from that, looks like non-sense to me.
 
It's Neudorfer so... it is what it is. I appreciate the large, useful retail unit on Bloor at least and the Perth realignment.


Please add a bit of extra space on the sidewalk on Bloor as well!
 
What's good about the realignment? It makes the intersection look similar in nature to Symington and Sterling which is a complete mess currently.

I think you're mistaken. The proposal would bring the North and South sections of Perth Ave closer to alignment, normalizing the intersection and allow for pedestrian crossing on both sides. Currently they are offset.

I would also support a realignment of Sterling Rd to meet with Symington Ave. Would require significant land acquisition/expropriation though.
 
Mid-rise development would fit the neighbourhood so much better.

If we shouldn't build tall here, we shouldn't build tall anywhere. It's right next door to a heavy rail station from which you can get downtown in ten minutes and not far from another station currently under construction, it's a short walk from two subway stations, two streetcar lines and a couple of bus routes; there's no parkland to the immediate north where shadowing would be a concern; this neighbourhood needs more rental space. I don't love this development (mainly because it's uglier than a dead rat) but the height feels appropriate.
