Within the last month, excavation at the site of 1200 Dundas Street has been carried out swiftly, allowing the shoring process to make strides of its own. With the full area of the 1403m² site dug out, the foundation for Fieldgate Urban’s 29.3m high condo development will be the next step in bringing the proposal to life.

The earliest stages of the 8-storey project titled, the Twelve Hundred, date back to 2017, when Fieldgate first submitted Zoning Bylaw Amendment and Site Plan Approval applications to the city. Their proposal was originally designed by TACT architects, but was resubmitted in 2019 with a new design from IBI Group that saw the number of proposed units doubled.
With the help of acclaimed interior design firm Figure3, IBI’s design hopes to deliver a total of 115 bright and modern suites that reflect the vibrant nature of the area, however, no interior renderings exist to date. The design also promises a collection of amenities including private ‘zoom rooms’, lounge/cowork space, and a fitness centre, while private amenity space in the form of balconies and terraces will be provided for each unit.

Still waiting on final approvals for the updated site plan, work on the site has been active since January when demolition of the Beer Store that previously occupied the site began. Since the previous update, the single-storey excavation has been completed and shoring walls are now reaching ground level on the north edge of the site. This below grade level will house the development’s 28 total vehicle parking spaces as well as the 116 bicycles spaces.

The shoring walls on the south frontage along Dundas Street and the western frontage along Lakeview Avenue are also nearing ground level at some points, while an excavator still appears to be removing sections of underpinning from the previous building on the eastern edge of the site.
