While the average level of design in NYCC is not great, Hullmark is far from ugly.

The rounded part of the podium facing the intersection would be better if transparent, allowing passersby to see interesting activity in the building.

I managed to record some live crane porn today! This crane is behind the Hullmark at Bales Ave / Anndale Drive and will be used to remove the one on the south tower (sometime between now and end of Sunday).

The workers were done for the day and for the most part I was able to walk right up to it. It's certainly not something you get a chance to see everyday.

I'm sick and tired of certain individuals continuously insulting NYCC. I'd like to know how many of you people actually live in the area, because if you did you clearly wouldn't say something so untrue.
I live just south of the Toronto Centre for the Arts, in one of those "ugly concrete boxes" and I really enjoy NYCC. The sidewalks are not falling apart and there is not garbage everywhere. Instead, there is a lively (and becoming livelier) Yonge street stretch with cafes, restaurants, shops, theatres and a lovely public square that is well maintained and full of people in the nice weather. There are wonderful green spaces, including tennis, lawn bowling, and pools on beecroft and doris.
As for architecture, while apparently I'm not like the 99.999% of individuals on this forum who are award-winning architects who tear apart nearly every building constructed in this city and lament its future, I don't mind NYCC's buildings. Frankly, I enjoy mine. I spend about 10 minutes a day total looking at it as I walk to and from the subway, so maybe I should spend more time standing outside staring at it to fully appreciate how awful it is, but inside it's quite nice.
I also believe that Hullmark, and Emerald, and Gibson, and the other buildings will add to the area in their own way. Sure, it's not Yonge and Eglinton, or Queen Street west, or High Park, but it doesn't need to be. It is its own neighborhood with people living there. And surprisingly enough, they're not all rich immigrants mooching off Toronto. Instead, they are young families, singles, couples, seniors, children, together creating a community that has every right to be treated as a good place to live.
Perhaps I should have let such a glib comment slide, but enough is enough. NYCC is a community that may not get international award winning architects, it may not get the best planning, but it is clean, accessible, and modern.
If you have an issue with a building, by all means insult that building and we can have a discussion about your critique. But to insult a community with those base comments is demeaning and doesn't belong in this thread.
