Site Plan Control on Block 9 of the Crosstown (Celestica) development has been posted. The application proposes 2 mid rise condos registered as one condominium strata (8 and 9 stories) for a total of 220 residential dwelling units.

Pre Construction Sales Launch in my opinion likely won't happen until next year as Aspen Ridge doesn't want a Margo fiasco all over again and will want to be close to an approval. Also Aspen Ridge still has Block 8 and 12 Townhomes to launch first plus the podium and penthouse units in Crosstown I & III. Lots of inventory to come out before this one.

This application was submitted to the city on February 3, 2023. It will take at least 2 years for the project to be approved. I do not anticipate this project coming to market until at least early 2025 especially in today's pre construction market.

The townhomes Block 8 was submitted December 1, 2021 still hasn't been approved by the city and that is a much easier approval then the Block 9 mid rises.

As these would just be Site Plan Approval and not Zoning By-law Amendment applications, it shouldn't take as long as that.

Based on the previous SPA's at this site it has taken 2 years on average for some reason....

I'm not going to go through all of them; but I will observe that the Townhomes SPA was re-submitted in April '22 w/new Arch. Plans.

So one can't really say it's 2 years, not with the original SPA.

Though we're in month 9 now on that one.

Overall this does seem to have some abnormally long SPA approval times; but 2 years is out of the ordinary.
 
What I don't understand is how Aspen Ridge is selling these condos when they haven't even received a Notice of Complete Application Issued and the submission was only months ago. Other of AR projects at this location have been waiting years for an approval. Will the closing of this be 2028-29?
