Application to demolish the existing 3 storey building at 127 Strachan Ave, SE corner with Adelaide St W, the spot where Pennies Bar is located. No replacement building has been planned yet.



Residential Demolition Application - 127 Strachan Avenue

This item will be considered by Toronto and East York Community Council on February 24, 2021. City Council has delegated final decision-making authority for the subject of this agenda item.

The Toronto and East York Community Council will make the final decision on this item unless any amendments it approves exceed its authority.


Commentary from within the attached document:

On November 20, 2020, an application was submitted by the applicant to demolish the existing 3-storey mixed use building at 127 Strachan Avenue.

The existing 3-storey mixed use building is currently occupied on the ground floor by a restaurant (with ancillary patio) and two dwelling units above.

The applicant on behalf of the owner has communicated that the existing building is in need of costly refurbishments to support its ongoing maintenance and upkeep and that the global pandemic events of the past year have effectively quashed a reasonable business case to support the continued operation of the business at the Subject Property. The applicant further advised that a demolition permit has been requested so that, eventually, a new business case can be put in place to provide for viable, economic‐generating returns, including job creation and a supportable tax base. By removing the existing structure on the Subject Property, studies (including but not limited to hydrogeological studies and environmental assessments) can be swiftly undertaken to support the new business case.

The existing building is not currently on the list of designated historical buildings.

The land is not within a Toronto and Region Conservation Authority regulated area.

Why knock this building down it's small enough to be to be incorporated somewhere around this property. Or temporarily moved aside for excavating the underground parking facilities etc. The bottom line it's a little quaint looking Victorian structure that should be preserved and used as the theme of this project.

"New business case" lol
Sounds like someone took exactly one business class in undergrad! (but maybe forgot to apply those important principles they learned when they purchased this property originally, considering the conditions for the "business case" haven't changed much. ie: it's been leased as a restaurant with apartments above for at least a decade straight now)

Agreed. How tone deaf can a landowner be to ignore the low hanging fruit (huge parking lot, ugly auto body shop) and try to go after a pretty historic building that's the only one left on that large block? I don't understand such idiocy.
