This is a project based out of Niagara!

Proponent Jagjit Sandhu and architect Jason Pizzicarola will present the proposal to build a five-storey building that will feature 34 dwelling units along with 198 square metres of commercial space on the main floor. The pair are looking for council to approve a rezoning request to accommodate the project, that will be located at 80-84 and 94 Jarvis. The proponents wish to add a special policy area designation to the lands located on the north side of Jarvis that would allow for the increased height. Under the current zoning, building height is restricted to a maximum of three storeys.

This REALLY needs a City in Thread title - Fort Erie. As this is "UrbanToronto" one assumes items are Toronto...

Comments:

It's hard to ever call a 5s building too much, yet I think it may be here, given that it reads as a 5s streetwall. The key is relativity to its neighbours none of which exceed 2s, so you're at a 150% height premium.

I think what might work here is actually going to 6s, but do a set back after the 3rd or 4th floor.

The Mansard-style roof is completely out of place and looks silly here. The building isn't even properly styled to go with it. Lose it. Just a put a simple cornice a the top.

I'd prefer to see the brick extend all the way down.

Good to see development coming forward in this area, it needs it, and the City/Region should be receptive. But needs some re-thinking.
