There's a lot to like here, Studio JCI rarely disappoint.

Comments:

Height is a reach here, clearly predicated on MTSA

24 parking spaces, including 2 carshare spots vs 483 units is a parking ratio of less than 0.1

Landscape Plan is quite good overall, with open-trench planting beds, silva cells and good soil volumes.

The one notable downer for me is a large number of Ginko trees in the plan which are non-native and the single worst species for local wildlife (no evidence any wildlife makes use of Ginkos)

But that should be an easy change.

Unit layouts: Too many studios in the mix. A 4-brdm with under 1,000ft2 is a bit suspect.
 
What is really promising is the number of Studio JCL designs that are (miraculously?) executed so beautifully. Don't know how they do it.

If you haven't checked out their website, it's worth a look. Includes a number of (pre-construction) mid-rises I hadn't noticed before. Beautiful stuff.

It’s hoped all approvals will be in place to allow construction of 775 Vaughan to start in September 2024, with anticipated completion in May 2027.

“We’re going to be coming in and making sure that we’ve got a great offering that’s going to be strong on the amenities with really good unit layouts, just a beautiful overall building,” said Nykoliation.

The developers are going to work with City of Toronto officials to include a community benefit program for part of the commercial and community space for 775 Vaughan.
