huge new development in Vaughan's Planit system for Yonge and Steeles.. Apparently up to 65 storeys. What's with all this crazy amount of height being proposed out in the suburbs suddenly?

"The proposal is a mixed-use development consisting of residential, hotel, and retail at grade uses. Three residential towers are proposed (52 to 65 storeys) and will achieve a density of 14.3 floor space index (FSI). Primary access for the development will be provided via right in/right out driveway from Yonge Street as well as Steeles Avenue West."

7208 is across the street from World On Yonge and a few blocks from Steeles. A little confused by this.
 
It's an incredible spot for a subway stop. In terms of a single station, i would argue it's the best location in the GTA today. High existing and proposed densities, and a huge amount of feeder bus routes.

The problem is down line capacity, which means you need the DRL. Doesn't mean this isn't a good spot.
 
Back in the 1980's I worked at Centrepoint Mall (then called Town & Country Mall). They had a model in the office for their redevelopment plans. A bunch of condos on the parking lots. The owner of the mall was prepared to rebuild and was also prepared to put some money towards extending the subway north to Steeles. The recession of the late 1980's put that plan to rest.
 
Vaughan??...Wouldn't that intersection still be under the City of Toronto boundaries?

Look at a map. Northwest side of Steeles and Yonge is Vaughan. Northeast is Markham and both sides of the south is Toronto.

Basically since 1974, Steeles Ave (boundary between Toronto & Vaughan/Markham/YorkRegion) is a Toronto Road - giving the City of Toronto some planning authority 45m north of Steeles Ave into York Region (Markham, Vaughan).

While high-density intensification all along the north-side of Steeles Ave would be extremely beneficial for Markham, Vaughan (York Region) - IE property tax revenue generation! It would be very negative to City of Toronto in terms of traffic congestion & infrastructure; especially water sewage drainage (ie: flooding & sewage back-up) - the water pipe & other infrastructure under Steeles Ave & downstream is old and requires rebuild but York Region refuse to contribute a fair portion to this “Toronto project”; thus, the City of Toronto will keep on playing its Trump Card,.... and refuse high-density intensification within 45m of north-side of Steeles Ave that would utilize any City of Toronto infrastructure.

Sure, 20-30 years down the line (or sooner if we get our act together on the DRL and other meaningful down-line capacity upgrades), why not?

Well that explains the soil testing trucks I've been seeing there the last couple of months. Rush hour traffic at this intersection is horrendous, I really hope something is done to ease congestion here soon.
