The mechanism is just being changed (again) though. CIHAs are basically an attempt by the Ministry to clean up the MZO process. For whatever reason, the MMAH has decided to go back to plain old MZOs, just with a regulation to create clarity on the request process.

Regardless, this is a poor candidate, IMO. Nothing like 1,500 units next to a 14-lane freeway in the middle of an industrial park with basically 0 transit access.
 
The only higher order transit contemplated near here, is a further northern extension of the western leg of Line 1 to Major Mack, with a probable station at Langstaff.

I don't think the above will happen in the near term, though probably will in the longer term.

But this site is on the wrong side of the 400 to benefit from that and ~1.5km from a probable station site.
 
I live in Vaughan, and surprisingly just got a robocall from MPP Tibollo advising us that the government is considering a MZO for this site, and saying if we wanted to comment about that to call Tibollo's office. Never ever had that happen before with any other MZOs in the area, so I thought I would login and post it here fyi.

Who is Battcorp?

This is a massive development the province gave them a MZO O. Reg 326/24. The lical MPP opposed, TACC whose office is down the street said it made no sense, 3 rate payer groups formally opposed yet it was approved. Battcorp is not a developer, nor do they have any projects they’ve delivered at any scale. There is zero planned transit, the VMC subway is a 40m walk, Vaughan staff are manipulating the wastewater plan to shift massive servicing capacity here & the requestor is not a developer - it boggles my mind why any authority it politician would grant special exemptions here?
