Will be interesting to see what City Planning and Councillor Filion try to get out of this ToD building for new Affordable-Housing units inside a PMTSA... or if they trade-them-away for less Height and Density..?

What is the potential reason for Fieldgate to register a different entity to present itself as the developer?
 
What is "pre-merit hearing"?

In this context, it's a case-management conference.

So it's a hearing, but it's not about the merits of the case, it's about:

A hearing on the merits happens later (often a year or more)
 
So, when the hearing is NOT over, we will NOT see any actual step to clear the land for construction?

This hearing; the Case Management Conference, will not result in a decision on whether this will or will not be approved.

That hearing, the CMC above, hasn't even been scheduled yet.

Barring an early settlement, a decision on this is at least a year away.
