Redevelopment of two back to back, three storey townhouse blocks. Block A consisting of 12 dwelling units and Block B a total of 8 dwelling units. 20 parking spaces are to be provided for the residences and 1 accessible visitor parking space.

 

40-48 HENDON AVE​


Official Plan and Zoning By-law Amendment application to permit the redevelopment of the subject site with an 11-storey (41-metre) residential building containing a total of 148 dwelling units. The proposal includes a gross floor area of approximately 10,144 square metres, resulting in a density of 4.38 FSI. The proposal also incorporates a 232 square metre on-site parkland dedication on the western portion of the subject site, which will expand Hendon Park easterly and increase its street frontage on Hendon Avenue by approximately 9.1 metres.

Mostly technical resubmission with the following revisions, via the cover letter:
In addition to a number of more technical changes, the proposed development has been revised by increasing the building stepback above Level 4 facing Hendon Avenue. This has been achieved by extending Levels 1-4 south by 0.5 metres, resulting in a 2.5 metre setback from Hendon Avenue. As well, the ground floor setback from Beecroft Road to the indoor amenity space at the northeast corner of the building has been increased to1.5 metres. The result is a minor increase in Gross Floor Area from 10,144 square metres to 10,228 square metres and a minor reduction in indoor amenity space from 296 square metres to 292 square metres.In terms of amenity space, a pet wash station has been added as requested and a dog off-leash area has been added along the northern face of the building. In addition, a tot lot has been added within the west side yard in place of the formerly proposed outdoor fitness area. With respect to parking, the parking area at grade beneath the building has been reorganized as requested, resulting in one additional pick-up/drop-off space and one fewer visitor space.
