Rezoning application came in for this site yesterday:

Zoning By-law Amendment application to facilitate redevlopment of the site with an infill 4-storey (25.15 metres, including mechanical penthouse) residential building with office space at-grade. A total of 15 units are being proposed along with 393 square metres of office space, for a total combined residential and non-residential gross floor area of 2395 square metres. Combined, the infill and existing development will be approximately 631 square metres of office space, and 24,120 square metres of residential space, for a total of 24,751 square metres gross floor area.

This is 3 blocks from Bloor, 1/2 a block from Yonge. It look very suburban and under-scaled to me.


Staff don't seem to share your opinion:

"The current building as proposed has an overall height of 25.5 metres and contains a mezzanine level, which technically classifies this building as a mid-rise building at 5- storeys. As a result, the applicable guidelines would be the Avenue and Mid-Rise Buildings Study, rather than the Townhouse & Low-Rise Apartment Guidelines. Staff have requested that the building be reduced in height and the mezzanine be eliminated in order to classify this building as a low-rise building."

Editorial Note: It's an important part of such reports to secure with some specificity, everything from section 37 items to parkland improvements to tenant amenities.............but once in a while........that level of specificty almost makes me spit my coffee laughing.

From the report:

"New Indoor amenity space of 373 square metres which shall include, but is not limited to: theatre/media room; gymnasium which shall include, nine cardiovascular and six weight machines, and space for stretching exercises; communal/multi-purpose space which shall include, lockers, seating and tables; party room which shall include, a kitchen, tables and chairs, and a direct connection to the adjacent outdoor amenity area; and a games room which shall include, a kitchen, table, seating and pool table"
