Peculiar one here into the AIC at 3089 Danforth Avenue (just a bit east of Victoria Park)

Peculiar, because it lists only the single lot above; and suggests use of a parking stacker to support 7 floors.

The identified lot (streetview) would the one shown below which appears to be the lot of a used car dealer, and associated to said business in the adjacent house.

Note, however, that the house itself is not 3089 and is currently not shown on the App.

It's not uncommon for properties to be missing from an initial app; but, with only 30 units and the suggestion of a parking stacker, I'm left wondering.

Note that most easterly home recently had a large garage built behind it; while the parking lot further east (right) is for an existing LCBO.

This is definitely weird. I'm guessing they're considering the neighbouring 3093 and 3097 properties too (they're both very old houses in not great condition) to add to the development? Certainly a good location - short walk to subway, three grocers, community centre, schools and LCBO next door.

New elevation drawings were taken from the architectural plan via Minor variance. The total unit is changed from 30 units to 32 units. Total vehicle parking was reduced from 21 parking to 3 parking. Finally, total bike parking increased from 22 bike parking to 37 parking.

No new docs for the ZBA, image is similar in scale but somewhat different in appearance from the docs.

The materiality is an improvement, though the brick on only one 4th floor balcony reads more as mistake than intentional design.

This proposal would benefit from removing the 2nd floor balconies and doing just windows; add just 1ft to the ground floor ceiling height, add a signage band and will call it a deal.
