Cue the Sheppard West subway proponents 😂

That's going to happen irrespective of any cheerleading....... (not kidding); but no, there is no announcement imminent.

The workings of gov't are, however, getting behind Sheppard East..........and that line requires a link to a carhouse (which would also be useful for Line 1 at that end)
 
Metrolinx's 2018 25 year Master Plan commits to an Environmental Assessment for Sheppard West Subway Extension (Yonge-Sheppard Station to Sheppard West Station,... likely just one new Subway Station at Bathurst and Sheppard, biggest challenge is Don Valley West River - tunnel under river or new bridge over) - #74 on map below:

Explains the state of the world as well as anything.
Who said this was complete? At the rezoning stage, all they really need is massing.

By going blank, they also make this clear: there is no exterior expression chosen yet. I know of several architectural firms who have expressed exasperation that their massing diagrams (usually with more exterior detail) get criticized for looking crummy, even though they have not worked on that part of the design yet…

So, now they're getting dumped on, for kicks, for not doing something that isn't required at this stage?

It was an end-of-the-year submission, and it covers enough to qualify for the first round of review at this point. We'll get more soon, even if soon isn't soon enough for some.

Well............the City didn't like the massing drawings either...........apparently.

This one gets that rare honour in Toronto; A Refusal Report is headed to the next meeting of NYCC.

A quick skim says:

They don't like the height
They don't like the 0M setbacks at rear and side property lines
They don't like people messing w/the 45 degree angular plane
They don't think the site is large enough for the proposal
They're not taken by the fact the applicant didn't bother involving themselves in the Secondary Plan for the area which was just completed and sets the height limit here at 6s.
