The lot is really shallow - without assembling those houses in behind you wouldn't be able to fit much more.

I get what you are saying, but given current lot patterns, it's difficult. Even then, the grades here are pretty ridiculous. Venn Crescent sits about 25 feet above Eglinton.
 
Oh it's weird, to be sure. In fact, many of the houses on Venn are through lots right to Eglinton. I'd like to see everything from 18 Venn, right through 2405 Eglinton gone and redeveloped.
 
MLS reveals houses in the area go for between $600,000 and $700,000 - even if you offered $800,000 for each (9 properties), that's still only $7,200,000, which, if the OP / zoning allowed for density, would be cheap as all hell (+/- 270/ft land cost).
 
The majority are already CR / Mixed Use Areas. You'd only have to OPA 12-18 Venn.

Splitting hairs here, of course. But it brings me back to my original point. 4 storey towns here? Sheesh...
