Previously "Rockwater on Janefield", this was a proposed 10 & 8-storey affordable rental apartment designed by McKnight Charron Limited Architects for Rockwater Development on the southwest corner of Janfield Avenue and Torch Lane in Guelph's Hanlon Creek neighbourhood.

Approved at council in 2018 and secured funding from the city's Affordable Housing Reserve in 2019.

In June 2019 Rockwater took out an $8.5M mortgage on the property from Halifax-based Ducimus Capital. In 2020, legal proceedings commenced by Ducimus against Rockwater under the Bankruptcy and Insolvency Act, and Guelph withdrew AHR funding.

It remains to be seen if / how Ducimus will move forward.
