On formerly owned city land, a unique office proposal was selected among 4 other proposals; resulting in the sale of this property in 2018 to Perimeter Development. Gensler (who can also be credited to the recent lovely proposed addition to 1 St. Clair West) are the design architects here.

Though this proposal has been around for a few years seemingly quiet, fencing was recently put up around the site, but no permits yet are on the city database. As the current Adult Recreation Centre has now been vacated, work may be looking to begin soon even without a tenant announced or secured.

The reason for the year or so delay was the developer waiting on the city to finish the expansion of a nearby community centre to move the remaining services from here into. But as that has recently wrapped up, things look to be all go ahead here.

The site currently as seen on Google streetview, Circa 1877 recently completed behind:

Always happy seeing surface parking bite the dust anywhere.

Design rendering below from Perimeter's Website, these are from 2019, so changes may appear, but as of yet this is what is approved by the city.

5 retail units and 87,468 square feet of office space with a rooftop terrace.
