New to the AIC is this fairly ambitious, MTSA and YNSP inspired application for Yonge-Steeles area.

aka. @sunnyraytoronto 's turf!

What strikes me as ambitious is the 45s application does not have any major street frontage currently, being about a 1/2 block in from Yonge, currently amidst SFH.

Comments:

Height may be viable in the medium term, but seems premature in the current context.

Podium is terrible, self-explanatory

Landscape Plan: ZERO trees on the property frontage. You must be kidding. Entirely non-compliant with City policy. (note trees in one of the renders above, but they aren't in the LP)

Parking Ratio seems high at ~0.5 for a site within a few hundred Meters of a proposed subway station, and a block from Yonge.

@Paclo this one has had a modest hair cut to 43s; and has lost about 10M

Parking Ratio has also declined from 0.5 to 0.3

Gah! This is the second one in a row where the report describes a change in the building but there are no new Arch. Plans submitted.

What's going on here? Hmmmmm

I just asked and got a reply.

TY to the person in question who shall remain anonymous.

City Planning is moving towards approving new zoning without requiring fully up-to-date Arch. Plans; these will only be required for Site Plan Approval.

The new documents are dated December 2023. Changes below:
  • Height reduced from 145.1 to 140.65m
  • Storeys reduced from 45 to 43
  • Total residential units decreased from 544 to 516
  • Total vehicular parking reduced from 228 to 172

Was the lack of trees along the frontage fixed?

I assume we can’t know without the arch plans.

We have revised Arch. Plans; and we have street trees!
